A new condominium development is the first housing project to be built at the tip of Portland’s East End in over 50 years. The building is replacing an aged apartment building which was demolished in February 2025.
Portland’s Eastern Promenade is seeing construction of a new condominium development, the first project to be built at the top of Munjoy Hill in over 50 years.
The 13-unit building is replacing an aged apartment building at 246 Eastern Prom, which was demolished in February 2025.
Harry Krigman’s Ellie LLC had purchased the building three years ago.
Owner’s representative Greg Shinberg, of Portland-based Shinberg Consulting, said the new four-story, 46,000-square-foot structure will have luxury residences ranging in size from 1,850- to 2,700-square-feet, and will feature floor-to-ceiling windows and large private decks. An enclosed, temperature controlled garage will accommodate 15 cars.

Prices start at $1,895,000. Six of the condos are under contract and another is pending.
Total project cost is estimated to be $30 million.
Construction started in March 2025 and completion is expected in winter 2027.
The builder is Portsmouth, N.H.-based DeStefano & Associates. The designer is Carol Morrissette at Portland’s RDS Architecture.
DeStefano has been building in Maine for 26 years. Other projects have included Stonewall Kitchen’s headquarters in York, The Mark condominiums in Cumberland and numerous Aroma Joe coffee shops. Currently under current construction are 37 condos in Bethel and 80 apartments in Topsham.
