OceanView at Falmouth has completed the first phase of an expansion that will add 37 homes to the retirement community. The new residences will be solar-powered, too, utilizing energy from two offsite solar farms.
The facility occupies 80 acres at 20 Blueberry Lane off of Middle Road and offers independent living, assisted living and memory care. With its sister community, Cumberland Crossing, there are more than 500 residents and a staff of 200.
OceanView at Falmouth currently offers 138 cottages and 125 apartments for independent living, plus more apartments in the facility’s Falmouth House Assisted Living and Legacy Memory Care.

The expansion will include a four-story apartment building with 14 independent living units and underground parking, at the Blueberry Commons neighborhood.
A new Evergreen Commons is also under development, which will add three two-story apartment buildings and three two-bedroom cottages with attached garages.
Portland-based engineering firm Salas O’Brien broke ground on the first apartment building at Evergreen Commons in November and two of the four units are already occupied.
Gawron Turgeon Dillon Architects of Scarborough is the project’s designer and Freeport-based Zachau Construction is managing the builds.
Shireen Shahawy, OceanView’s director of sales and marketing, told Mainebiz that the second building at Evergreen is slated to welcome tenants in late September, and the third is projected to be completed in November.
Each of the three buildings will have underground parking.
The three cottages also being developed in Evergreen Commons are expected to be done early in 2027.
The new Blueberry Commons apartment building is an expansion of the existing Blueberry Commons buildings. It’s under construction now and is expected to be completed this coming winter.
