1247 Main St., Sanford: Sanford Plaza, a 98,282-square-foot retail shopping plaza, sold to KMan Scarborough LLC by J&N Sanford Trust for $4.026 million. Peter Gwilym of Porta & Co. (representing buyer) and Mackenzie Simpson of Porta & Co. (representing seller) brokered the deal, which closed May 15.

46 First Park Drive, Oakland: 11,760-square-foot office building sold to Sn’P Properties LLC by Maine Exchange Services LLC as QI for Sims LLC for $2.15 million. Mike Anderson of Malone Commercial Brokers (representing seller) and Emily Theriault of Portside Real Estate (representing buyer) brokered the transaction, which closed May 18.

3 Waterfall Drive, Saco: 949-square-foot retail building with drive-thru sold to JMBBG Properties LLC by GCS Saco LLC for $1.3 million. Mike Anderson and Karen Rich of Malone Commercial Brokers (representing seller) and Peter Geise of Keller Williams Realty (representing buyer) brokered the transaction, which closed May 22.

73 Industrial Park Road, Unit 9, Saco: 1,726-square-foot industrial condo sold to OCB Design LLC by Saco Flex LLC for $353,830. Justin Lamontagne and Bryan Plourde from the Dunham Group and Nate Roop and Jon Rizzo from the Boulos Co. brokered the sale, which closed May 22.

546 Main St., Rockland: The Granite Inn sold to Convivia Collective LLC by Old Granite Inn LLC for undisclosed price. Dana Moos and Diane Pace of Portside Real Estate Group brokered the deal, which closed May 28.

37 Fore St. and 27 Mountfort St., Portland: Munjoy South Apartments, a 140-unit multi-family on 8.7 acres sold to Munjoy South Apartments LLC and Friendly Mobile Home Park LLC by Munjoy South Townhouses LLC for $18.75 million. Joseph Porta, Vince Ciampi and Timothy Millett of Porta & Co. brokered the transaction, which closed May 22.

39 Mechanic St., Westbrook: 30,826-square-foot mixed-use building sold to MSP Properties 39 Mechanic LLC by HHH1 LLC for $3.85 million. Greg Boulos and Samantha Marinko of the Boulos Co. (representing seller) and Joe Italiaander and Chris Gallagher of the Boulos Co. (representing buyer) brokered the deal, which closed May 13.

102 Main Road, Holden: 10,800-square-foot industrial building sold to South Street Development Co. LLC and Holden Realty LLC by Webb’s RV and Marine LLC for $1.5 million. Roy Donnelly of the Boulos Co. (representing seller) brokered the deal, which closed May 1.

116 Bangor Mall Blvd., Bangor: 13,544-square-foot specialty building sold to First Pentecostal Church Brewer Maine purchased by NNN REIT Inc. for $1,413,023.  Roy Donnelly of the Boulos Co. (representing buyer) brokered the deal, which closed April 30.

123 Civic Center Drive, Augusta: 3,257-square-foot retail building sold to MVille Augusta LLC by Jessian Enterprises LLC for $980,000. Chris Paszyc of the Boulos Co. (representing seller) and Noah Stebbins of the Boulos Co. (representing buyer) brokered the deal, which closed April 23.

408-418 Water St. and 8 Robinson St. Gardiner: 16,210-square-foot retail portfolio on 1.22 acres sold to Pelican Hill LLC purchased by Area Leasing and Development Corp. for $975,000. Dennis Wheelock of KW Commercial/Magnusson Balfour (representing seller) and Ben Spencer of CORE (representing buyer) brokered the deal, which closed May 29.

35 and 105 Beech Hill Road, Auburn: 16.84 acres with a 3,360-square-foot duplex sold to CRLJ LLC by Management Controls LLC for $450,000. Timothy Millett of Porta & Co. brokered the transaction, which closed May 13.
