Portland-based Fathom Cos. is developing the first phase of a planned five-building, multi-use project along the Saco River in downtown Biddeford.
The Orren will be an 85-unit condominium complex, now being built on a two-acre portion of the 8.5-acre site at 3 Lincoln St. The site is the former home to a waste-to-energy trash incinerator, which closed in 2012.
Fathom plans call for a mix of multifamily residential, office, retail and restaurant space. A master plan has been approved for the site, which the company envisions as a connected extension of downtown Biddeford.
Hebert Construction Co., of Lewiston, is managing the build, and Kaplan Thompson Architects, of Portland, is the complex’s designer.
The market-rate condominiums will range in size from studios to two-bedroom homes, and prices are anticipated to start at $265,000.
Since the project broke ground in April, the building foundations have been poured, the majority of the site infrastructure has been installed, and impacted soils have been exported as part of the environmental remediation work.
Gorham Sand & Gravel, located in Buxton, has handled sitework.
The project team is currently completing "under-slab" utilities and preparing for the slab-on-grade pour, with structural steel and vertical construction to follow this fall.
The project will be connected to the Biddeford RiverWalk and regional transit.
Fathom’s redevelopment of the site has already had an impact on the area and has attracted both public and private investment, including reconstruction of Pearl Street, development of the municipal parking garage and planning and development of the surrounding mixed-use parcels.
“Pearl Point has been years in the making and it’s exciting to see things taking shape,” said Jim Brady, president of Fathom Cos. “The Orren is an important first step in realizing the broader vision for Pearl Point and creating stronger connections between the Saco River and downtown.”
The condominiums are targeted for completion in the first quarter of 2028. Waypoint Brokers Collective, based in Portland, is the listing brokerage.
