Freeport-based Zachau Construction is transforming the former Fidelity Trust building on Portland’s Monument Square into a 101-room luxury hotel, for Jim Brady’s Fathom Cos.
Mainebiz recently toured the 10-story building, while crews were replacing windows and cleaning up demolition debris. The project required extensive remediation of asbestos insulation, installed when the building was constructed in 1910.
The marble floors and columns are being refinished, along with the ornate first-floor windows, soaring ceiling, and impressive trim work. The majestic building was the state’s tallest skyscraper when it was built. The once-grand lobby will be the new hotel’s expansive reception area.
Brady plans a full-service restaurant and bar, along with a lower-level wellness center with sauna, steam room and cold plunge, and the historic basement vault will be turned into a salt relaxation room.
Framing is going up on guest rooms and suites, which will occupy floors two through nine. The 10th floor will feature “our most bespoke suites,” Brady says, along with sweeping views to the mountains of New Hampshire and Casco Bay and the Fore River.
Brady expects renovation costs to exceed $50 million. A summer 2027 opening is planned.

Augusta-based Lajoie Brothers Construction is finishing a ground-up build of a Tucker Chevy showroom and service center in Wiscasset, at 777 Bath Road/U.S. Route 1. The new 5,000-square-foot facility will have 12 service bays, a 2,000-square-foot service drop-off space and a 20,000-square-foot covered outdoor inventory area. Topsham-based Priority Real Estate Group is the project manager. Bangor-based TAC Architectural Group designed the building.

Fairfield-based Sheridan Construction Corp. is building the 64,000-square-foot WareHouse Sports Complex on U.S. Route 1 in Thomaston for the owners of Rockland-based Maritime Energy. Merriam Architects, of Rockland, is handling design. The complex will feature three high-school size basketball courts, three pickleball courts, two batting cages, a weight room, two golf simulators, a walking track and sprint lanes for runners. Completion is targeted for spring 2027.
Allied Cook Construction, of Scarborough, is refurbishing Sanford’s Patriot Place, a 40-unit affordable apartment complex, for Avesta Housing. Portland’s RDS Architects has designed the $9.6 million renovation of the 40-year-old complex’s three apartment buildings, which are being modernized through accessibility upgrades and energy-efficient building systems.
