The first hotel at Thompson's Point has opened its doors for visitors to Maine's largest city, adding 148 rooms to the growing Portland waterfront arts and entertainment district.
The five-story, dual-branded property at 220 Thompson's Point Road includes a 70-suite Residence Inn by Marriott and a 78-room Moxy Hotel Portland Thompson's Point.
Developed by XSS Hotels and managed by Portsmouth, N.H.-based Colwen Hotels, the property is within walking distance of the Portland Transportation Center and is less than three miles from downtown and the Old Port.
Thompson's Point has become a year-round destination for concerts, arts, dining and cultural events. The area is home to the Children's Museum & Theatre of Maine and Brick South, along with restaurants, bars and artist studios.

About the hotel
The hotel broke ground in September 2025. Procon Inc., based in Manchester, N.H., was the general contractor on the project.
Residence Inn offers apartment-style suites with full kitchens, complimentary breakfast and outdoor grilling areas.
Moxy's rooms feature contemporary design, integrated technology and shared social spaces. Bar Moxy, which serves as the property's food-and-beverage hub, operates as a grab-and-go market during the day and a social space at night.
Both hotels offer access to an indoor pool, fitness center, 24-hour market and seasonal valet.
The hotels join Colwen Hotels' portfolio of hotels throughout Greater Portland, including Portland Harbor Hotel, Inn at Diamond Cove, Cambria Portland Downtown Old Port and Portland Sheraton at Sable Oaks.
