Great Falls Construction is kicking off summer with construction of 6 Main St., the fifth new building at its Edge development in downtown Berwick.
Once completed, the 16,600-square-foot build will offer 3,200 square feet of commercial space on the ground floor. The upper three floors will have 17 apartments, a mix of one-bedroom and studio units.
The latest addition to the neighborhood seeks to pay architectural homage to Grant’s Hotel, which was built in 1874 and succumbed to fire shortly before World War II. It was once a central feature of Berwick’s Sullivan Square.
Julie Curran, managing director at Gorham-based Great Falls Construction, said the design is a collaboration with Custom Concepts Inc. of Scarborough.
Structural Integrity, of Portland, and Sebago Technics, of South Portland, are also on the project team.
The 11-acre development site sits across from town hall and was once home to Prime Tanning, a major employer in town, which closed in 2009.
Great Falls’ first project at the site was the renovation of one of the former tannery buildings at 12 Sullivan St., which now houses eight retail businesses.
The total number of apartments at the Edge, once 6 Main St. is finished by summer 2027, will be 58.
The commercial spaces will expand to 13 or 14 Curran said.
“Currently, we are 95% full on site, so the added units will be a welcome addition to the community,” she said.
Commercial tenants already include a dentist, a beauty salon, a fitness center, a golf simulator, a daycare, butcher shop, chiropractor, esthetician, an Aroma Joe’s, a sandwich shop and Domino’s.
The development will include a total of 11 buildings once completed.
