Maine home sale prices defy expectations for a typically slow season

Despite lower sales volume for Maine’s single-family homes in February, home prices increased 3.47% to a median sales price of $395,000.

Sales volume declined 8.84% compared to a year ago, according to the latest Maine Listings data.

“Historically, February is the low point for annual home sales volume,” said Judy Oberg, president of the Maine Association of Realtors and associate broker at Oberg Insurance & Real Estate Agency in Bridgton.

Statistics indicate that fewer Maine households listed their homes for sale and fewer buyers went under contract during the 2025 holiday season and year-end, she said.

“We are seeing positive signs which indicate that some markets in Maine are returning to a more even footing for buyers and sellers,” Oberg said.

There’s optimism for the spring, which typically jumpstarts home sales.

“The spring market is shaping up nicely,” Oberg said. “More homes are coming onto the market, pricing in many areas is stabilizing, and 30-year fixed mortgage rates are at their lowest in 42 months, since September 2022.”

Maine’s most expensive markets continue to be Cumberland and York counties, with median sales prices of $560,000 and $525,000, respectively.

The most affordable houses are in Aroostook and Washington counties, with median sales prices of $150,000 and $192,000, respectively.

Nation, region

Nationally, the median sales price was nearly flat, increasing just 0.2%, to $401,800 comparing February 2026 to February 2025. Sales volume decreased by 1.1%, according to the National Association of Realtors.

In the Northeast, the median sales price increased 3.3%, to $479,800, while sales were down 4.1% in February compared to the prior year.
