After reaching a record $436,000 in June, Maine’s median home sales price dropped slightly in July to $427,000.
“July’s statewide median sold price of $427,000 was 2.1% below the median sale price of last month’s historic high,” said Judy Oberg, president of the Maine Association of Realtors and an associate broker at Oberg Insurance & Real Estate Agency in Bridgton.
The price was well above the July 2025 median of $419,950, according to Maine Listings.
Home sales also continued to climb. In July, 1,697 homes sold, up from 1,556 the previous month and from 1,570 in July 2025.
The increase was driven by a rise in single-family homes for sale, said Oberg.
“Qualified buyers are actively searching across Maine, and the July statistics show us that more homes for sale results in the sale of more homes,” said Oberg.
Active home sale listings exceeded 6,200 for the first time since December 2019, resulting in the eighth-best July since 2000, she said.
“With 1,697 sales, on average, 77 families bought a home each business day during July,” she added.
Bigger picture
Nationwide, sales increased 0.8% in July compared to July 2025, according to the National Association of Realtors. The median price rose by 1.9%, from $428,500 to $440,300, year over year.
In the region, the median price increased by 5.2%, from $509,300 to $563,800, year over year.
