Sales of single-family existing homes thrived during 2025.
Maine Realtors last year closed 15,133 transactions — an increase of 4.78% over the prior year, according to Maine Listings.
The median sales price reached $405,000, a rise of 3.85%.
“The 2025 statistics show that when Maine has more homes on the market for sale, we have increased sales,” said Judy Oberg, president of the Maine Association of Realtors and an associate broker at Oberg Insurance & Real Estate Agency in Bridgton.
For December, single-family home sales increased nearly 12% and were up 4.78% for the calendar year 2025 compared to 2024.
“For 28 consecutive months, Maine has experienced year-over-year increases in listing activity, and we’ve seen increased buyer activity,” Oberg said.
Nation, region
Nationally, there was a 1.8% increase in the sales of single-family existing homes during the month of December, compared to one year ago, according to the National Association of Realtors. Prices rose 0.2% nationally to a monthly median price of $409,500.
In the Northeast, sales eased 1.9% while prices increased 3.7%, to a median price of $496,700.
“Compared to recent years, the statistics also exhibit slowing price growth,” said Oberg. “For each month in 2025, the statewide median sales price showed either a decline or a single-digit increase from the prior year.”
