Maine home supply stays tight in March as median price holds steady

Maine’s home supply remains tight, though positive trends are emerging in many counties, according to the Maine Association of Realtors.

Statewide single-family home sales were flat in March compared to a year ago, while the median price held steady at $375,000, according to the latest data.

“The March and rolling quarter statistics reflect the seasonal trends of the Maine real estate market impacted by the constraints of Maine’s housing supply,” said Judy Oberg, the association’s president and an associate broker at Oberg Insurance & Real Estate Agency in Bridgton.

For many prospective buyers, housing affordability is a challenge due to the imbalance of supply and demand of homes for sale, she said.

“However, we are seeing signs in some regional markets for pricing improvements for buyers, with seven of Maine’s 16 counties showing first quarter median sold price declines compared to a year ago,” Oberg said.

Nationwide sales showed a 0.3% decline in March compared to a year ago, according to the National Association of Realtors. Median home prices climbed 1.3% to $412,400.

In the Northeast, sales fell 12.2% while prices rose 5.7% to $494,500 in March over a year ago.

Spring outlook

More homes are expected to come onto the market this spring.

“As families time their transitions around the school year and Maine’s snow-free months, we expect to see more homes coming onto the market in April and May,” Oberg said.

“On average, 39 families each business day bought a home in Maine during March and that number will grow during the second and third quarters of the year,” she added.

Cumberland County

Cumberland County saw continued stability for the month of March when compared to the same time frame last year, according to the Greater Portland Board of Realtors.

Units sold rose 9.4% from March 2025, while median prices increased 16.9%.

Several towns saw sharp gains over last year, but many of those increases came from small transaction counts and don’t appear to reflect a countywide shift, the board said.

“Overall, March showed a steady Cumberland County market, with healthy year-over-year gains in both sales activity and median price,” said Yvonne Myer, the board’s president. “The month’s larger town-level fluctuations are consistent with local inventory changes, but the countywide numbers continue to point to a stable market environment.”
