After a slow winter, Maine's home market sprang to life in April, with the median sales price rising 2.72% in the past year to $410,865.
Maine home sales climbed 3.36% year-over-year to 983 dwellings sold in April, according to Maine Listings data released Monday.
“Maine’s spring real estate market has kicked off,” says Judy Oberg, president of the Maine Association of Realtors and an associate broker at Oberg Insurance & Real Estate Agency in Bridgton. “For-sale inventory has increased 18% since March, and sales are up more than 3% as we head into the busy season for sellers and buyers."
Cumberland and York counties continued to be the most expensive markets, with median prices of $590,000 (up 5.36%) and $500,000 (up 4.38%), respectively.
Aroostook and Washington counties were the most affordable, with median sales prices of $150,000 (up 6.69%) and $205,000 (up 5.67%).
There were 3,900 homes on the market in April.
Maine's median sales price peaked at
$426,000 in October 2025.
Regional and nationwide picture
Home sales in the Northeast offered mixed results. Sales dropped by 8.2% in April, though the median sales price climbed 4.8%, to $510,800.
Nationwide, sales were relatively flat, registering a 0.3% decline in April; the median sales price rose by 1%, to $422,300.
