Number of Maine homes sold in August drops 10% even as prices rise

Maine home sales in August declined by 10% from a year ago, even as the median sales price rose.

The Maine Association of Realtors reports Maine hit a median sales price of $424,550 last month, reflecting an increase of 4.31% over August 2025. The number is down its peak of $436,000, set in June of this year. Maine’s priciest county, Cumberland County, recorded a median sales price of $621,500, less than 1% higher than a year ago while sales rose 3.04%.

Price increases varied by county, but generally the rapid escalation that’s marked the past few years has cooled.

“The August statistics show an overall steady marketplace and the beginning of seasonal adjustments with lower sales volume and slowing price appreciation in some counties,” said Judy Oberg, president of the association and associate broker at Oberg Insurance & Real Estate Agency in Bridgton.

The association also compared sales and prices for the period, year over year, from June 1 through Aug. 31, which typically register the highest sales volume of the year in Maine.

During those three months, prices saw the greatest uptick in Hancock County — 18.54% — and in Kennebec County, where prices edged up 10.36%.

Franklin, Sagadahoc and York counties all registered median sales price increases over 7%.

Six counties experienced either no price increase, or a slight decrease during the peak summer sales period: Washington, Aroostook, Androscoggin, Knox, Lincoln and Piscataquis.

By volume, sales saw the greatest increase in Somerset county, 11%, which also saw a median price increase of 4.69%. Lincoln, Hancock, Piscataquis and Penobscot counties all had increases of more than 6%.

The highest number of homes were sold in the state’s most populous counties — 1,085 for Cumberland and 770 for York — though the volume over 2025 rose only slightly.

Cumberland county also had the highest median sales price for this year’s summer season of $621,500. York county’s price was $589,500.

Androscoggin county saw a dip in sales over last year of more than 7%, followed by lower numbers in Sagadahoc, Knox, Franklin and Kennebec counties.

Sales in the Northeast decreased 2%, while the sales price increased 4.3% percent to $556,900 in August compared to a year ago.
