A real estate title and closing firm headquartered in Danvers, Mass., relocated its South Portland base from 76 Atlantic Place to a 6,278-square-foot, first-floor lease at 175 Running Hill Road after performing a complete build-out.
Simple Title Closing & Escrow PLLC leased the office space at 175 Running Hill Road in South Portland from Marshall Goldman.
Bryan Plourde, Tom Moulton and Katie Breggia from the Dunham Group brokered the lease.

“The space was essentially a blank canvas,” said George Megaloudis, who founded Simple Title with Pavlos Gakis.
Office market
The Class A office property at 175 Running Hill Road comprises a professionally managed, three-story, 62,615-square-foot building on 13 acres of landscaped grounds, with 250 parking spaces. It was built in 1984 and redeveloped in 2005 for professional office use.

Custom build-out
Established in 2017, Simple Title’s other offices are in Haverhill and Worcester, Mass.; Salem, N.H.; West Hartford, Conn.; and Tampa, Fla.
The company entered the Maine market in 2023, when the partners acquired Atlantic Coast Title Co. at 76 Atlantic Place in South Portland.

Simple Title has over 50 employees across all of its locations; about a dozen are in South Portland.
This year, the company changed the Atlantic Coast Title Co. name to the Simple Title brand and moved the South Portland office to 175 Running Hill Road.

The building owner and Simple Title worked together to design a custom build-out. The office opened April 27.
“The new South Portland location offers a modern, welcoming environment for both staff and customers, while more accurately reflecting the company’s position at the cutting edge of technological innovation, including secure database and identification platforms,” said Megaloudis.
Three-month search
The property search took about three months and centered on South Portland only. An important consideration was having ample parking.
Renovations included building three modern conference rooms, 14 offices and a kitchen. Investment was in the tens of thousands of dollars financed with cash.
Simple Title acquired Atlantic Coast Title Co. in 2023, but deliberately took time to change its name to Simple Title.
“We wanted to make sure we understood the marketplace” and to avoid disrupting Atlantic Coast’s existing business, Megaloudis said.
“All real estate is local,” he said. “Maine is central to who we are. We value the relationships we’ve built here and are committed to continuing to serve this market with a personal, hands-on approach.”
