A Hallowell-based investment group bought an industrial building in the Kennebec County town of Clinton and leased it to a utility company that had been seeking an operations center for its northern territory.
Pelican-Hill LLC bought 162 Hinckley Road from A & A Brochu LLC for $1.3 million.
TC Haffenreffer and Sylas Hatch from the Dunham Group and Ben Spencer from CORE brokered the transaction.
Heated warehouse, cold storage
Totaling 10,440 square feet on four acres, the site has 7,200 square feet of heated warehouse space, 1,700 square feet of cold storage and 1,440 square feet of office space, according to the Dunham Group listing. Built in 1981 and updated in 2021, the industrial building is in good condition.
The location provides immediate access to I-95. There is ample yard space for heavy equipment, outdoor storage and vehicle maneuvering.

The property works well for On Target Utility Services, said Spencer, who represented the buyer in the deal.
“I had been looking for On Target for quite some time,” he said.
Established in 1994 and headquartered in Gardiner, On Target provides locating, emergency restoration and power line services to utility, telecommunication, cable and private customers throughout the Northeast. It is a subsidiary of United States Infrastructure Corp., a network of specialty utility service providers.
Pelican-Hill LLC carried out a similar deal in 2025 when it bought an industrial property at 1224 Route 202 in Winthrop From Consolidated Communications and formalized an informal agreement by which On Target had been operating in the building for several years.
Northern hub
The Clinton transaction resulted from On Target’s search for a hub to run its northern Maine operation.
The search took a while.
“We looked for about two years,” said Spencer.
When the Dunham Group listed the Clinton property, On Target was immediately interested and Pelican-Hill LLC jumped on the deal with the lease agreement in place. The acquisition came with a short-term leaseback with the sellers, who own Pleasant River Lumber Co.
Pelican-Hill LLC is a group of local investors and Spencer is its representative.
Pelican-Hill will make improvements to the Clinton property, which is primarily a warehouse, including a makeover of about four acres of pavement, plus fencing.
On Target plans to move in by June 1 and to build a training area at the location, Spencer said.
