Amid a competitive hotel market, a Marriott property opens near the Maine Mall

A South Portland-based hotel management firm has opened a hotel near the Maine Mall under a Marriott brand.

TownePlace Suites by Marriott, at 70 Maine Mall Road, has 101 guest rooms.

In addition to the mall, the hotel is close to the Maine Turnpike and the Portland International Jetport, while being 5 miles from downtown Portland.

The new hotel is operated under a franchise agreement with New Gen Hospitality Management, a family-owned business with five hotels in South Portland.

Suresh Gali, president of New Gen Hospitality Management, said it is geared toward both business and leisure travelers, but the hotel’s niche, amid a range of hotels nearby, is longer-term stays. 

“[It’s] ideal for travelers who need accommodations for longer stays, this new property offers studio and one-bedroom suites with fully equipped kitchens, as well as separate living/working and sleeping areas,” Gali said. 

Amenities include stainless steel appliances and quartz countertops, adjustable work spaces with built-in shelves and lighting, a large flat screen television with upgraded entertainment package, a fitness center, outdoor patio with fire pit and Weber grills, EV charging stations and full-service bar. It’s also pet-friendly.

As Mainebiz reported when the hotel project was first started in 2021, the TownePlace Suites hotel is the latest from New Gen Hospitality. 

One of the interesting twists is TownePlace seemingly will compete head-to-head with Home2 Suites by Hilton, which has similar offerings at 50 Maine Mall Road. Both properties are operated by New Gen Hospitality. 

A search of room rates at the two properties showed TownePlace ranging from $166 to $275 a night, while Home2 Suites ranged from $124 to $273. SoPo is typically more affordable than downtown Portland, where a survey of rates on Booking.com showed nightly rates ranging from $225 to $479.

New Gen's portfolio includes the TownePlace Suites, Home2 Suites, Days Inn by Wyndham Maine Mall, Howard Johnson by Wyndham and Comfort Inn Portland Airport — all in South Portland and all in close proximity to one another. 

Marriott International (Nasdaq: MAR) markets TownePlace Suites as “ideal for the Upbeat Realist traveler who needs accommodations for longer stays.” Marriott, which is based in Bethesda, Md., has 8,500 properties in 138 countries.
