City of Auburn has multiple housing projects in the works

The Auburn planning board’s recent approval of a 160-unit housing development for Stetson Road is one of many that have been given the go-ahead this past year, or are currently in the review process.

Planning coordinator Natalie Thomson told Mainebiz, “Like many communities in the state, Auburn has a significant need for housing."

She said the city is working with HR&A Advisors Inc., a national real estate consulting firm, on a housing study to better identify the city's specific needs.

“Additionally, the mayor’s ad-hoc committee on housing was established to provide recommendations to the city council on Auburn’s housing needs through 2030, including strategies to meet those goals,” Thomsen said. “We have also launched our comprehensive plan process, which will further assess community needs, including housing.”

The Stetson Road development, planned for a wooded triangle of land bordering Stetson and North River Roads is the largest project in the queue. Pennsylvania-based A.R. Building Co. has approvals to build 20 duplexes and 30 quadplexes and is expected to break ground this fall, after a five-year moratorium on construction along Stetson Road expires in August.

Thomsen explained that a paving moratorium was enacted in 2020 to preserve the integrity of the newly constructed road. “During this time, any work requiring pavement cuts, such as utility installations or repair, is generally prohibited unless deemed essential. This helps prevent premature road degradation and costly repairs.”

The Stetson Road project was originally proposed to include 180 housing units, but the applicant chose to downscale to 160 units for the final approval, Thomsen said.

This is the second project in Auburn for the Pennsylvania developer. It’s been rebuilding a portion of its unfinished 128-unit market rate Mt. Auburn Avenue apartment complex that was destroyed in a fire last September.

Recent housing projects approved by the Auburn planning board or under review include: 

  • West Shore Village LLC, 48-unit multi-family at 12 and 24 Adamian Drive;
  • Jason Cooper, demolition of an existing car service garage at 105 Riverside Drive, replaced by three duplex units;
  • Broad Street Farms, 12 duplex units on Broad Street;
  • CEP Holdings LLC, four multi-family buildings (24 units total) and two self-storage buildings at 1315 Minot Ave.;
  • Penley Corner Residences, two residential duplexes at 1165 Riverside Drive.

The Danville Corner Road housing development for 21 duplexes will be presented again to the planning board on April 8, after revisions to meet density standards.
