Insider Notebook: Rock Row leasing agent on board; MAR foundation awards housing grants

Waterstone Properties, developers of the Rock Row mixed-use project in Westbrook, has partnered with Boston- based Wilder for office and retail leasing and property management at the site, which will have nearly 1 million square feet of office and retail.

And the quarry at the center of the development will be at the center of the marketing, said Josh Levy, co-founding principal of Waterstone, and Tim Wilder, Wilder principal.

“The physical features of Rock Row require an artful tenant planning process, and no group in America is better at matching the right tenants with the right opportunities at Rock Row than Wilder,” Levy said in a news release. He said Wilder will help Waterstone "craft a mix of world-class brands — and uniquely branded experiences — that are second to none, fully leveraging the one-of-kind natural features that add value to Rock Row.”

The development will surround a 400-foot-wide, 300-foot-deep granite quarry, which will have an active boardwalk with entertainment and kiosks, light and water shows, and water recreation activities.

Wilder said tenants will be able to "activate their brand" using the quarry features, among other benefits.

“Rock Row is a once-in-a-lifetime project that is generating phenomenal buzz in the industry and, in many ways, reflects the future of mixed-use developments,” he said. “The opportunity to combine specialty retail, entertainment, chef-driven restaurants, a brewery, a food hall, residential, and office in this incredibly unique open-air setting is like nothing I’ve ever seen."

Plans include 450,000 square feet of retail and another 400,000 square feet of office space, 100,000 square feet of that medical. Developers also plan 750 residential units.
 
The first part of the development, an 80,000 square-foot Market Basket supermarket at the corner of Main Street and Larrabee Road is slated to open this summer. Other tenants lined up so far are Starbucks, The Paper Store, Chick-fil-A, a 122-room Element Hotel, a 12-screen Cinemark Theater and a Brew and Food Hall run by Colicchio Consulting.

Maine Association of Realtors awards $50K for housing programs

The Maine Association of Realtors Foundation, the charitable arm of the Maine Association of Realtors, has awarded $50,000 through its 2020 Competitive Grant Program to five organizations to address housing needs in the state.

The program provides grants for organizations that deliver housing-related programs to vulnerable households.

Grants went to:

  • Community Housing Improvement Project, which will assist struggling Lincoln County homeowners with home repairs, such as building access ramps, replacing roofs, steps, mobile home skirting and weatherization projects.
  • Maine Seacoast Mission, which will rehabilitate substandard homes of Washington County low-income seniors, single mothers, veterans and people with disabilities.
  • New Beginnings, which will assist youth in Androscoggin and Kennebec counties who are transitioning from living in a shelter to stable, independent housing.
  • Rural Community Action Ministry, which will support home repair, accessibility modification, emergency housing and homeless prevention programs in central and western Maine.
  • Waldo Community Action Partners, which will set up a rental security deposit loan program for low-income families seeking rental housing and to purchase and install smoke detectors for households in Waldo County.

"Members of the Maine Association of Realtors are well known for assisting buyers and sellers of property throughout the state with knowledge, skill, and integrity," said Dot Ollier, 2020 chair of the MEREDA Foundation and broker at RE/MAX Riverside in Topsham.

"But there is so much more to their efforts on behalf of Mainers. Through their own fundraising efforts and the MAR Foundation, Maine Realtors are proud to provide resources to families in need of help with rent, home repair, and other housing needs."

The Realtors Affordable Housing Fund was established in 1989 and has touched families in hundreds of Maine communities. It draws its revenues from the interest earnings paid by financial institutions on hundreds of members’ real estate trust accounts.

Since 1991, the foundation has awarded more than $1.2 million in competitive program grants to address affordable housing needs.
