Market rate apartments to add life to Sanford downtown

Developer Rob Reinken wants people to live, shop, eat and enjoy downtown Sanford and he thinks 30 new apartments will help bring some of that wanted vibrancy.

Reinken’s company, ReinCorp of Springvale, recently got preliminary approval from the Sanford Planning Board to build market-rate apartments geared to seniors and professions. In three buildings, the Reinkens will offer 30 single-bedroom units called Central Park Residences. Final approval is expected later this month.

“The whole idea here is a continued effort to build downtown and create nice streetscapes and a walkable community,” Reinken told Mainebiz.

ReinCorp aims to break ground in early spring of 2022 and have the units ready for occupancy by early 2023, Reinken said. 

“We’re seeing a big demand for residential apartments. The market is crazy in Portland, which is pushing out to Biddeford, which is pushing out to Sanford,” Reinken said. “We’re still seeing a fair amount of interest locally, but people are also moving further out to find more affordability.”

The development will be at the corner of School and Bodwell Streets, across from Sanford’s Central Park. The project will fill in gaps on School Street where a commercial building burned in a fire in 2005 and homes were demolished years ago.

James Nimon, executive director of the Sanford Regional Economic Growth Council, said Reinken understands the importance of how important filling in these gaps and reviving downtown is to the overall health of Sanford.

“Rob’s project will have a tremendous impact on filling those spaces. We want more people walking around with disposable income to spend locally,” Nimon said. “Our downtown has a tiredness and a weariness. We have a lot of confidence in this group to help change that.”

Revitalizing downtown is part of recent efforts to fortify Sanford. Recent efforts include building 45 miles of broadband connectivity, building a solar farm at the airport, and someday building a technology park to attract new businesses, Nimon said.
