An infusion of much-needed affordable housing may soon be coming to York, after the town’s Planning Board gave the final OK to a proposed 63-unit apartment building there.
JHR Development and Workforce Housing Partners LLC plan to build the three-story, 59,500-square-foot structure on 4.7 acres of land owned by Scarborough-based Hannaford Supermarkets, according to town documents.
The board on Thursday gave final site plan approval to the project, which was proposed in December and received preliminary approval in March. "Go forth and build," Chair Kathleen Kluger told the developers at last week’s meeting. Another board member, Peter Smith, called the project “a wonderful thing for the town.”
Project costs are estimated at $10.8 million, and Belmont, N.H.-based Opechee Construction Corp. will serve as general contractor. JHR is based in Marblehead, Mass., and the project’s engineering firm, Beals Associates, is in Boston.
The complex will include 48 studio and one-bedroom apartments, 15 two-bedroom units and 95 parking spaces, at 5 Hannaford Drive, between a branch of the supermarket chain and the York Police Department headquarters.
Rent for a one-bedroom apartment will be about $1,100 a month, in keeping with the town’s workforce housing zoning ordinance, according to Beals Associates.
Such affordable housing is hard to come by in York and nearby communities.
Driven by a growing workforce at Portsmouth Naval Shipyard in Kittery and skyrocketing real estate prices in Portsmouth, N.H., many area residents have found themselves priced out.
Last year, the town of Kittery approved construction of a $59 million, 300-unit apartment complex that recently opened near the Maine Turnpike.
