PUC is seeking bids for new space

AUGUSTA — The Public Utilities Commission is looking for new space in anticipation of the 10th year of its lease at 101 Second St. in Hallowell.

The commission leases 26,000 square feet and hopes to move by December 2019, when lease terms change, said David Heidrich, director of communications for the state Department of Administrative and Financial Services.

The state has published a request for proposals, seeking 21,000 square feet of office space within five miles of the State House complex in Augusta. Those making proposals must attend a pre-bid conference on April 24. The deadline for bids is May 8 and the estimated contract start date is Aug. 1.

Heidrich said the 10-year point of the 15-year lease is Dec. 1, 2019. The building’s owner is Hallowell House LLC.

Options in the RFP are new construction, space with a plan to renovate or existing space. There are specific requirements, including American with Disabilities Act accessibility.

While a lot of office space will be freed up in the Augusta area in the coming year or so with the state’s construction of a 100,000-square foot building on Capitol Street and other moves, Heidrich said the state will look at options once the bids come in.

The PUC is in two connected buildings, a renovated house at 105 Second St. and the former Hallowell House hotel at 101 Second St., built in 1832. In 1925 it was renamed the Worster House. It became apartments in 1959, and later was converted to office and retail space as well.
