Rumford’s Black Mountain to see modular construction condos

A 40-unit condominium development for Rumford’s Black Mountain ski resort is projected to begin construction of the first phase this coming June, and will have eight units ready for occupancy by January 2026.  

Plans call for a final total of 20 buildings, each housing two units. The condos will be the first at the ski mountain and will be located near the base lodge. The project also calls for the addition of an in-ground heated pool, and commercial space.

The buildings will be modular, from Paris-based KBS Construction and will feature TimberHP-insulated interiors for enhanced energy efficiency and soundproofing, heat pumps and high-end finishes.

Kara Wilbur, who works closely with KBS through her Rumford-based company Dooryard, will manage the build, and the developer is Damariscotta’s Red Hill Road LLC. 

Wilbur said they’ll offer an intentional range of condominium sizes to fit a variety of budgets. The largest units will be four-bedroom, with the availability to sleep 8 to 10.

“The goal of the project is to create an engaged community,” she said, “where you park once and then walk to everything you need to get to.”

Black Mountain is the fourth tallest ski mountain in Maine, at 1,380 feet. There are 50 downhill trails, including some popular “back-country” glades that link to White Cap mountain, two chairlifts, a T-bar and a tubing park. The mountain has hosted several national cross-country championships on its 17 kilometers of trails.

Wilbur said the mountain and the region have more to offer than many people might be aware.

“The amenities are all around you in Rumford. It’s a really beautiful town nestled in the mountains, and there are lots of recreation activities in the area beyond skiing, including bike and snowmobile trails," she said. "There’s a 443-acre Rumford Community Forest, downtown Rumford has restaurants and shops, and a new hotel is under development.”

Wilbur has developed other modular housing projects in the state, many of them income-restricted, in Sanford and Newcastle, with Sam Hight and in Madison with Hight and Brian Eng. An affordable housing complex with Hight and Brad Moll has recently been approved for downtown Yarmouth. 

“The goal of this project in Rumford is to support the local economy and the ski mountain,” Wilbur said, noting that the three partners at Red Hill Road LLC all grew up in town.

Other firms involved are Bangor-based Haley Ward engineers and Principle architects, based in Bryant Pond and Boston. Pre-sales are through Deiulio Realty Group in Bethel.
