Texas business owner scoops up grocery in prime location near Acadia

A general store with a prime location just outside Acadia National Park is the second acquisition for a Houston-based owner of gas stations, retail and food strips, and ATMs.

Omair Bashir, owner of Breaktime Corner Market LLC, bought 3 Breakneck Road in Bar Harbor from Ventury Enterprises for $1,398,700.

Terri Needham of Swan Agency Real Estate brokered the transaction.

The property includes the year-round Hulls Cove General Store, a U.S. Postal Service rental location and a full-service gas station, on just over an acre. The store dates back to the 1960s. The sellers had owned it since December 2017.

Hulls Cove is a village of Bar Harbor, just north of the popular tourist town.

The listing was marketed as “an investor's dream. Hulls Cove is the happening place on Mount Desert Island this year with lots of exciting new businesses enjoying the village vibe and gorgeous views.”

The store’s offerings include sandwiches, baked goods, pizza and a delicatessen.

The property was on the market for 120 days and saw interest from four or five potential buyers, said Needham.

Breaktime Corner Market, established in 2004, owns over 200 stores across the U.S., said Mindy Cole, the company’s local district manager.

Two years ago, Breaktime entered the Maine market when it bought a package of Circle K convenience stores and gas stations that included one at 226 Main St. in Southwest Harbor.

Cole said she keeps her eye out for additional acquisitions, with Needham’s help, and came across the Hulls Cove store.

“The previous owners left the store in wonderful condition,” she said.

Cole said she’s done some rearranging of the interior, but otherwise little will change other than expanding the hours, which will be 5 a.m. to 11 p.m. from Memorial Day to Labor Day and a bit shorter the rest of the year. The store will keep its name.

“This is probably the quaintest store I’ve ever seen,” she said. “It’s in a beautiful location, right on the water. The community that has come in to meet me is lovely. And the store looks really good.”

Cole said she’s hiring for all positions and needs at least eight employees.

“I’m looking for people who care about people, who care about their job and who value a family- and team-oriented environment,” she said.

With Needham’s help, Breaktime is looking to add more Maine stores. Criteria for potential purchases include a good client base, condition and location, and the potential for growth, said Cole.

“We’re definitely looking at other locations to purchase,” said Cole. “If we find anything that piques our interest, we’ll look at it.”
