Tenants of One City Center celebrated energy improvements to their 13-story building today, upgrades that are credited with reducing energy and operating costs by 17%.
Improvements to the building's infrastructure, which were started last December and completed in the spring, are expected to reduce energy costs by $78,722, according to a release from Trane Commercial Systems, the contractor that managed the project. The 202,475-square-foot building is owned by One City Center Assoc. LLC and managed by Dirigo Management Co.
The $2.57 million project was helped by a $137,084 reimbursement from the state's Efficiency Maine Business program, which provides incentives for energy improvements to commercial properties. Energy costs typically account for 25-30% of a building's operating costs, according to the release. Trane, a subsidiary of N.J.-based Ingersoll-Rand Co., gave the building's owners and managers an energy efficiency leadership award in recognition of the project's significance.
Among the improvements were new redundancies in the HVAC system, conversion to a more efficient refrigerant and incorporating digital controls into the existing pneumatic system for more reliability and decreased maintenance.
