Maine’s median home price hit $276,000 in the spring, and continues to rise. Here’s a snapshot of what was available at that price in six different areas of Maine.
Spoiler alert: Nearly every property was under agreement within a week of the listing. Average listing times dropped from two weeks to under a week. There already was a lack of inventory combined with demand, but out-of-state buyers now make up a greater share of home buyers.
Here’s what you can get for close to $276,000 in different parts of the state. Please note, the homes listed are likely already taken.
The state’s biggest city is also the toughest to find a house in — at any price. This 1,125-square-foot, two bedroom, one-and-a-half bath condominium in the North Deering neighborhood sold for $277,000 in June. Built in 1986, it was listed in April for $249,900, but, as with most residential sales in 2021, it sold for well above the asking price. It also comes with a $324 a month homeowners’ association fee.
On Maine’s midcoast, this duplex, built in 1860, has a total 1,332 square feet, with two bedrooms and a bath for each unit. It’s listed for $259,900 — after that, listings available in the town jump to $291,000.
Piscataquis County, in northern Maine, is the state’s least-populated, and home to Moosehead Lake and the Allagash Wilderness Waterway. For $274,900, you can get a six-bedroom, three-bath house with in-law apartment on 20 acres. For $399,900, the house comes with additional land — 185 acres total, which includes a private pond, barn, and kennels.
In the Capital City, for $275,000 you can get a nice waterfront house on the outskirts. This 1,602-square-foot house, built in 1981, has a nice long 1.4-acre lot that has frontage on Threecornered Pond. The house has easy access I-95 and the midcoast.
Auburn, across the Androscoggin River from Lewiston, is a half-hour from Portland. This $264,400 single-family home, a former farmhouse, has six bedrooms and two bathrooms in 3,160 square feet. It was built in 1842, includes an in-law apartment and is on 1.5 acres in West Auburn, close to Lake Auburn.
In Bangor, northern Maine’s biggest city, $275,000 will get you a pristine 1,184-square-foot two- bedroom, two-bath one-level contemporary home, built in 2020. It has an unfinished basement and is on a 0.73-acre wooded lot in a residential neighborhood, within walking distance of both the trails along Kenduskeag Stream as well as downtown.
Aroostook County, in northern Maine, has grown in popularity with home-buyers and it doesn’t get much more north than this. Those who want to live in the beautiful crown of Maine with a view of the St. John River and Canada across the way may like this 2,634-square-foot ranch, priced at $275,000. It’s got three bedrooms, two baths and is on 3.67 acres. It also has a large attached garage and a separate two-vehicle garage. Built in 1978, it’s just off the Heritage Trail, which runs 17 miles from Fort Kent to St. Francis, through woods and along the St. John, used by hikers, bikers, ATV and snowmobilers.
