In Waterville, a new housing complex pledges to be 'more than just a place to live'

The first phase of a $6.9 million housing development in Waterville is complete, adding a mix of 20 market-rate and workforce residential units across nine buildings at the 54 College Ave. site.

Located in Waterville’s North End, Manor Gardens offers two-bedroom townhouses and one-bedroom apartments. 

The second phase will add 13 units. 

Spanning 24,000 square feet, the development includes amenities such as in-unit laundry hookups, energy-efficient heating and cooling systems and on-site parking, according to a news release.

The privately funded project was spearheaded by Manor Gardens LLC, co-founded by Mike and Joie Curran and Art and Connie Turmelle.

The Currans have managed a housing portfolio since 2011, while the Turmelles have provided housing in Waterville for 35 years.

The design aims to balance sustainability, affordability and modern living.  

"Manor Gardens reflects our belief that housing should be more than just a place to live — it should inspire community, sustainability and comfort; every aspect of this development, from the energy-efficient systems to the inviting outdoor spaces, was designed with residents in mind,” said Art Turmelle.

Developer award

Manor Gardens LLC is owned by Arcon Realty LLC, a real estate development firm specializing in sustainable, community-focused residential projects. Arcon Realty is owned by the Turmelles.

Central Maine Growth Council presented its annual 2024 Developer of the Year award to Manor Gardens LLC and Arcon Realty. 

The award was presented at Central Maine Growth Council’s Annual Meeting, sponsored by Kennebec Savings Bank, Central Maine Motors Auto Group, Huhtamaki and Bricks Coworking & Innovation space.

"Manor Gardens is a shining example of responsible and forward-thinking development in Waterville; its modern design, energy-efficient features, and prime location address the growing demand for quality housing while enhancing the vibrancy of the North End,” said Bryan Kaenrath, Waterville’s city manager. “Arcon Realty’s dedication to sustainable and accessible living solutions has made a significant impact on our community."

Gabe Gauvin, Central Maine Growth Council’s assistant director of economic development and strategic projects, said the project helps address Waterville’s housing needs with high-quality, energy-efficient homes and communal spaces.

“By setting a new standard for residential living, Manor Gardens LLC and Arcon Realty have significantly enhanced the city’s housing landscape, and we are proud to honor their achievements with the Developer of the Year Award,” Gauvin said.
