Knickerbocker Group expands with third office in Brunswick

When Knickerbocker Group was looking for a third location to expand, being a 100% employee-owned firm played a key role in its property search.

The group bought 21 Stanwood St. in Brunswick in part because the location is convenient for staff who live between Boothbay and Portland.

The Boulos Co.’s Nate Stevens and Samantha Marinko represented Knickerbocker Group in the sale, and Sylas Hatch of the Dunham Group represented the seller, Kathleen Strickland.

The property sold for $875,000.

The current tenant, Women’s Fitness Studio & Spa, will downsize and remain in the building. 

Knickerbocker Group offers architecture, interior design, landscape architecture, construction, real estate and property management services at offices in Boothbay and Portland.

With over 115 employees and projections to grow, the latest expansion reflects the company’s growth over 45 years. 

The Brunswick building dates to the 1850s, when it was home to Brunswick Manufacturing.

The property is located adjacent to downtown, according to listing information. The brick building has a flexible layout. Recent upgrades include a new roof, updated heating system and life safety/code upgrades. It was completely gutted and renovated in 1996. A 50-space parking lot is attached.

Knickerbocker said it would convert part of the 8,800-square-foot space into an office. 

“Our team was drawn to the building for its unique character and historical charm,” said Knickerbocker Group President Danielle Betts. “The new office is designed to be an open, collaborative space, with 11- to 11.5-foot-high ceilings and exposed post-and-beam construction. The historic brick walls and large window openings on all four sides will be left intact, lending an airy, light-filled quality to the creative space.”

Renovation work is targeted to begin this summer and the group said it hopes to occupy the space by early fall. 

This isn’t the first time Knickerbocker Group has renovated a historic building to accommodate its growing team. In 2020 the group did a complete fit-out of a two-story, 6,500-square-foot brick building in West Bayside, which is now its Portland office.
