Maine's commercial leases for the month of October 2023

October was a busy month for leases, if the listings published in the Thursday Real Estate Insider are any indication.

This is a compilation of all the leases that ran in the Real Estate Insider during October. The listings include commercial deals and the information is provided by brokerage firms, and does not include privately managed deals. 

For the week of Oct. 5

Progressive Casualty Insurance Co. renewed their 7,325 square foot office lease at 600 Sable Oaks Drive in South Portland. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group and Todd Hayman from Progressive.

Courage Center LLC leased 4,267 square feet of office space at 341 Main St. in Gorham from AKSK Property Investment LLC. The landlord was represented by Noah Stebbins and Cameron Foster of the Boulos Co.

The Mainely Dog LLC leased 3,784 square feet of retail space at 46 Leighton Road in Falmouth from Bagshaw Realty LLC. The transaction was arranged by John Finegan of the Boulos Co.

MAMM has leased 3,573 square feet of space at 144 Fore St. in Portland. Jennifer Davies and Steve Baumann of Compass Commercial Brokers LLC brokered the deal, representing both landlord and tenant. 

HTG Supply leased 3,000 square feet of industrial space at 1039 Riverside St. in Portland from 1039 Riverside LLC. Chris Craig from the Dunham Group brokered the lease.

Vanasse Hangen Brustline Inc. renewed its lease of 2,200 square feet of office space at 157 Capitol St. in Augusta from Meadow Park Development Corp. The tenant was represented by Nick Lucas of the Boulos Co. and Dustin McFarland of Savills.

Rock River Capital leased 1,838 square feet of office space at 550 Forest Ave. in Portland from SSA Realty LLC. The deal was brokered by Frank O’Connor, Tom Moulton, Katie Breggia and Justin Lamontagne from the Dunham Group.

Elle Medical Aesthetics PLLC leased 2,400 square feet of office space at 10 Dana St. in Portland. The deal was brokered by Jennifer Davies and Steve Baumann of Compass Commercial Brokers, working with Andre Rossignol of MRA.

Sylvain + Sevigny has leased 1,350 square feet of office space at 202 U.S. Route 1 in Falmouth. The deal was brokered by Jennifer Davies and Steve Baumann of Compass Commercial Brokers

States Newsroom/Maine Morning Star leased 742 square feet of office space at 50 Monument Square in Portland from PK Realty Management LLC. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group.

For the week of Oct. 12

Complete Labor & Staffing Inc. leased 2,486 square feet of office space at 333 Forest Ave. in Portland from Bayview Court LLC. The deal was brokered by Kimberly Veilleux of Porta & Co. and Tom Moulton and Katie Breggia from the Dunham Group.

Tumble Tikes leased 2,136 square feet of retail space at 180 Waterman Drive in South Portland from Mill Creek Realty LPs. Both the landlord and tenant were represented by Jessica Estes and Claire Richardson of the Boulos Co.

Bangor ECC LLC leased 2,180 square feet of retail space at 1022 Stillwater Ave. in Bangor from Stillridge LLC. The transaction was arranged on behalf of the tenant by Noah Stebbins of the Boulos Co.

Cianbro Corp. leased 2,000 square feet of industrial space at 4 Water St. in Hallowell from Pine State Trading Co. Dennis Wheelock of KW Commercial/Magnusson Balfour brokered the deal.

Sevee & Majer Engineers Inc. leased 1,942 square feet of office space at Pineland Center in New Gloucester from October Corp. The landlord was represented by Drew Sigfridson and Claire Richardson of the Boulos Co.

For the week of Oct. 19

PPG Architectural Finishes Inc. renewed its lease for 5,530 square feet of industrial and retail space at 971 Congress St. in Portland from MAC Realty LLC. Justin Lamontagne of the Dunham Group brokered the deal.

Community Care leased 4,300 square feet of office space at 5 Wade St. in Augusta from Capital Area Properties LLC. The deal was brokered by Ben Spencer, Andre Rossignol and Frank Carr Of Maine Realty Advisors. 

GBU LLC leased 3,600 square feet of industrial space at 1 Marks Lane in Gardiner from G Town 2 LLC. Ben Spencer Of Maine Realty Advisors brokered the deal. 

Savida Management Inc. renewed its lease for 3,203 square feet of office space at 409 Alfred St. in Biddeford from Bellweather Holdings LLC. The deal was brokered by Sam LeGeyt and Jim Harnden from the Dunham Group.

Marble Trail Financial leased 1,824 square feet of office space at 106 Lafayette St. in Yarmouth. The landlord was represented by Mike Cobb and Blake Wright of Colliers.

Signal of Maine leased 1,800 square feet of office space at 106 Lafayette St. in Yarmouth. The landlord was represented by Mike Cobb and Blake Wright of Colliers.

Greater Portland Landmarks Inc. subleased 1,775 square feet of office space at 511 Congress St. in Portland from Embrace Home Loans. The deal was brokered by Sam LeGeyt and Jim Harnden from the Dunham Group and Reese McFarlane from the Boulos Co.

The state of Maine leased 1,750 square feet of office space at 45 Church St. in Gardiner from 45 Church St. LLC. Ben Spencer Of Maine Realty Advisors brokered the deal. 

City Drawers Inc. leased 1,717 square feet of retail space at 103 Water St. in Hallowell from 10 Water St. LLC Ben Spencer Of Maine Realty Advisors brokered the deal. 

VIAND Mercantile LLC leased 1,645 square feet of retail space at 470 Fore St. in Portland from Bateman Partners LLC. The landlord was represented by Drew Sigfridson, Greg Boulos, Samantha Marinko and Reese McFarlane of the Boulos Co. and Loren Ayer of Harborview Properties Inc.

Valley Distributors Realty Holdings LLC leased 1,639 square feet of office space at 10 Water St. in Waterville from North River Hathaway LLC. The tenant was represented by Chris Paszyc of the Boulos Co. The landlord was represented by Chris Romano of the Boulos Co.

Forerunner Industries Inc. leased 1,584 square feet of office space at 75 Washington Ave. in Portland from Dayton 59 LLC. The landlord was represented by Brice O’Connor of the Boulos Co.

Foster Law LLC leased 632 square feet of office space at 217 Commercial St. in Portland from Chase Block LLC. The landlord was represented by Peter Harrington of Malone Commercial Brokers. The tenant was represented by Brandon Mitchell of Malone Commercial Brokers.

For the week of Oct. 26

Maine Health leased 9,700 square feet of retail-and-medical space at Rockland Plaza, at 75 Maverick St. in Rockland, from Rockland Plaza Realty Corp. The deal was brokered by Charlie Craig from the Dunham Group and Jessica Estes from the Boulos Co.

Pediatric Development Center leased 4,271 square feet of office space at 15 Lund Road in Saco from Ironsides Sports Center LLC. The deal was brokered by Justin Lamontagne of the Dunham Group and Cameron Foster of the Boulos Co.

CG Food and Events LLC leased 3,240 square feet of mixed-use space at 238 Gorham Road in Scarborough from PZM Development LLC. Greg Hastings of the Dunham Group brokered the lease.

Merchant Focus Processing Inc. leased 2,767 square feet of office space at 56 Northport Drive in Portland. The deal was brokered by Steve Baumann of Compass Commercial Brokers and Bryan Plourde of the Dunham Group.

Burgess Advertising & Associates, doing business as Burgess Advertising & Marketing, leased 2,350 square feet of office space at 55 West Commercial St. in Portland from J.B. Brown & Sons. The tenant was represented by Andrew Ingalls of Malone Commercial Brokers. The landlord was represented by Brice O'Connor of the Boulos Co.

Apex Residential Support Services LLC leased 2,000 square feet of office space at 56 Northport Drive in Portland. The deal was brokered by Jennifer Davies and Steve Baumann of Compass Commercial Brokers LLC and Sara McKee of Spectrum Real Estate.

Northeast Tech Group Inc. leased 1,968 square feet of industrial space at 100 Innovation Way in Scarborough from Berzinis Realty LLC. Chris Craig from the Dunham Group brokered the lease.

The Marsh Agency leased 1,514 square feet of office space at 251 U.S. Route 1 in Falmouth. Steve Baumann of Compass Commercial Brokers, LLC, Jennifer Small of Malone Commercial Brokers.

Tradesmen International LLC leased 1,377 square feet of office space at 869 Main St. in Westbrook from T&T Development LLC. The tenant was represented by Noah Stebbins of the Boulos Co. The landlord was represented by Tom Moulton and Katie Allen of the Dunham Group.

Mad Science of Maine leased 1,365 square feet of office and industrial space at 33 McAlister Farm Road in Portland from PK Real Estate LLC. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group and Noah Stebbins from the Boulos Co.

Beacon Light Neuropsychology LLC leased 1,325 square feet of office space at 22 Free St. in Portland from J.B. Brown & Sons. The landlord was represented by Derek Miller of the Boulos Co. The tenant was represented by Sam LeGeyt of the Dunham Group.

Birth Roots leased 1,250 square feet of office space at 10 Vannah Ave. in Portland from Timm Real Estate LLC. The landlord was represented by Sasha Phillips of the Boulos Co.

Tenant Solutions LLC leased 435 square feet of office space at 295 Water St. in Augusta. Blake Wright of Colliers represented the landlord. 

JA Oliver LLC, doing business as Seacoast Pain Relief, leased 430 square feet of office space at 4 Market Place Drive in York from Stroudwater Capital LLC. Kirk Butterfield of KW Commercial/Magnusson Balfour brokered the transaction. 

Luke Fagan leased 292 Square Feet at 177 Main St. in  Lewiston from TK 177 LLC. The deal was brokered by Tyler Stewart from the Fletcher Group of Keller Williams Realty.

Terri Wentworth Bennett leased 200 square feet of office space at 58 Portland Road in Kennebunk from Courtney Holdings Trust. Kirk Butterfield of KW Commercial/Magnusson Balfour brokered the transaction.

Kathy Mitchell leased 170 square feet of office space at 58 Portland Road in Kennebunk from Courtney Holdings Trust. Kirk Butterfield of KW Commercial/Magnusson Balfour brokered the transaction.
