Phase II of Jordan's Meat project gets green light
Portland's Planning Board gave unanimous approval Tuesday night to the $18 million Phase II segment of Opechee Construction Corp.'s redevelopment of the former Jordan's Meats factory property.
As reported by the Bangor Daily News, Phase I of the 180,000-square-foot mixed-use condominium and retail project included construction of a Hampton Inn, Sebago Brewing Co. restaurant and Portside condominiums. The second phase approved Tuesday night will add street-level retail, offices and 18 additional condominium units on an acre of land at 203 Fore St. It also will include a valet-service parking garage — with 115 spaces accessible from Fore Street and 63 more accessible from Middle Street —for use by condominium residents and office occupants.
In a related development, BDN reported that Portland City Council last week approved $650,000 in tax breaks for both the Opechee project and the nearby Bay House project on the India Street site of the former Village Cafe restaurant. The Bay House development proposes to create 94 market-rate apartments, a parking garage and more retail space.
The two projects are among those cited in a recent Mainebiz commentary by Drew Sigfridson, principal at CBRE|The Boulos Co. and the newly installed president of Maine Real Estate and Development Association, as evidence Maine is "emerging out of our long economic slow-down and can look forward to new construction and redevelopment projects in the coming year."
