Portland live-work development plan unveiled

Portland developer Ron Gan of Innovative Green Living to turn property about a mile from the old driving range at the city-owned Riverside Golf Course into live-work spaces, the Portland Press Herald reported.

But the project, which would cost more than $3 million to develop, still needs zoning approval from city officials.

Gan argued in a letter to city officials that the zoning already allows uses with residential components including emergency shelters, prisoner re-release programs and intermediate care facilities, the paper reported.

He said the development, which is being called Riverside Innovation, envisions allowing creative people to live and work in a creative atmosphere, and hopes to have it ready for occupancy by June 2019.

The plan calls for 10 live-work spaces that would have basements, first-floor workspace with large overhead doors and lofts to live in. The 2,400-square-foot units are projected to cost between $3,000 and $3,500 Gan told the paper, while cautioning that price may be affected by rising construction costs.

The news comes amid a surge in coworking sites for people active in the so-called ‘gig’ economy, most recently in South Portland where the first phase of that city’s first co-working space was finished earlier this month.

The City of Portland is also looking at setting up to 20 incubator spaces inside the Maine State Pier as part of a long-term redevelopment plan that’s still under discussion.
