Redfern Properties of Portland is seeking neighborhood approval for a proposed $15 million project to develop 29 upscale townhouses in six buildings on Walnut Street, according to the Portland Press Herald. Twenty-four of the units will have their own private elevators.
The units, called Munjoy Heights, are to be three- to four-stories high and have rooftop decks and private garages. Twenty four of them would have private elevators.
Redfern owner Jonathan Culley touted the properties as “the most progressive, energy-efficient” housing in the city, according to the newspaper. The completion date is targeted for the fall of 2014.
Eleven of the units, ranging from $540,000 to $700,000, are under contract, Culley told the newspaper, most to baby boomers.
There are several other projects by other developers in the area, including Bay House at the corner of India and Hancock streets, where 60% of the 86 condo units are under contract. Prices range from $295,000 to $825,000. The Bay House developer also has another condo project, called Seaport Lofts, pending before the Planning Board. That project would have seven ground-floor townhouses and 32 single-story condos.
Redfern is buying seven separate properties, mostly wooded areas, to create enough space for the development, according to the newspaper. If the Walnut Street project is approved, a single-family home and a four-unit apartment building would be demolished.
The neighborhood meeting is scheduled for Oct. 16 at 6 p.m. at the East End Community School. The Planning Board has scheduled a workshop on Oct. 22.
