Zoning change paves the way for mixed-use project on Portland's East End
The Portland City Council approved a zoning amendment that will provide for construction of a large mixed-use office building and garage on the Eastern Waterfront.
The Forecaster reported the change will allow a maximum building height of 55 feet, up from 45 feet, at 100 Fore St., owned by developer Jonathan Cohen.
At the hearing, some residents objected to the scope of Cohen’s plan. Councilor Belinda Ray said she was concerned about potential for increased traffic in the area.
According to a project summary posted on the city of Portland's website, the project would include a five-story building.
"The height amendment is requested in order to support a mixed-use site containing structure parking wrapped by office and retail uses," according to a planning board report prepared by Christine Grimando, Portland's senior planner.
According to city planning documents, Cohen’s plan support city goals for the Eastern Waterfront, “including elimination of surface parking, provision of parking with mixed-use structures, active street frontages, and encouraging positive economic development.”
The property currently includes a Hamilton Marine store and a surface parking lot. It is adjacent to the WEX Inc.'s future headquarters, which is also being developed by Cohen.
