A new 32-unit affordable apartment complex has risen on the site of the long-gone American Tissue Mill at 18 Park St. in Augusta.
The 1.84-acre site is near the Kennebec River, and the city for years had hoped to see it repurposed for housing. Augusta Housing Authority purchased the parcel in 2021 and received an allocation of Low Income Housing Tax Credits. Portland-based Developers Collaborative has brought their expertise in affordable housing to the project as consultants and Lajoie Brothers Construction is handling the build.
DC partner Laura Reading said the project, named Sturgeon Landing, is nearly completed and should be ready to welcome tenants later this spring. At least 60% of the units will be rented to households earning 50% of Area Median Income or less and the remaining units rented to households earning no more than 60% AMI.
There will be 16 one-bedroom units in the three-story building which range in size from 488 to 839 square feet, nine two-bedroom units that range from 677 to 824 square feet, and seven apartments of three bedrooms each, the largest of which will be 932 square feet.
The building will include indoor storage for bikes and strollers, a management office, laundry facilities and a community room with kitchenette that opens to an outdoor play space and future garden. Conduits from the electrical panel to units on the roof will allow for potential future installation of solar panels.
There will be 48 outdoor parking spaces. Sturgeon Landing is situated on a public bus route and is within a half-mile from an existing stop at Willow Street. The entrance to Sturgeon Landing is also within a half-mile from the Lillian Parks Hussey School and a Walgreens. C&C Realty Management is the leasing agent.
