Maine commercial real estate leases for the month of March 2025

Leases from March 6:

Portland Water District leased 10,000 square feet of office space at 41 Hutchins Drive in Portland from 41 Hutchins Drive LLC. The tenant was represented by Brandon Mitchell of Malone Commercial Brokers. The landlord was represented by Claire Richardson of the Boulos Co.

United Rentals Realty LLC leased 9,800 square feet of industrial space at 83 Walch Drive in Portland from MoonGate Properties LLC. Chris Craig from the Dunham Group and Jon Rizzo from the Boulos Co. brokered the lease.

Sherman's Books and Stationery Inc. leased 4,023 square feet of retail space at 4 Scamman St. in Saco from Saco Valley LLC. The tenant was represented by Roy Donnelly of the Boulos Co. The landlord was represented by Greg Boulos and Samantha Marinko of the Boulos Co.

TEC Inc. leased 3,800 square feet of office space at 2 Monument Square in Portland from 800 Northern Corp. Tom Moulton and Katie Breggia from the Dunham Group brokered the lease.

Hao Wei and Yan Yao Fang leased 3,500 square feet of restaurant space at 209 Western Ave. in South Portland from Raphael Limited Partnership. The transaction was managed by Greg Boulos and Samantha Marinko of the Boulos Co. 

Berlin City leased 3,500 square feet of industrial space at 84F Warren Ave. in Westbrook from E&J LLC. Greg Hastings from the Dunham Group and Marc Fishman from Fishman Realty brokered the lease.

Maine Clay Collaborative LLC leased 3,238 square feet of retail space at 65 Hanover St. in Portland from RD 65 Hanover LLC. The tenant was represented by Brice O’Connor of the Boulos Co. The landlord was represented by Peter Gwilym of Porta & Co. 

Owlbear's Rest LLC leased 3,184 square feet of retail space at 506 Main St. in Westbrook from Stockhouse Station LLC. The tenant was represented by Cameron Foster of the Boulos Co. The landlord was represented by Mike Anderson of Malone Commercial Brokers. 

HPA Production Services leased 2,880 square feet of industrial space at 44 Strawberry Ave. in Lewiston from Mainely THC LLC. Bryan Plourde from the Dunham Group brokered the lease.

Game Vitamins LLC, doing business as Gathering Grounds, leased 2,000 square feet of retail space at 5 Spring St. in Portland from Six City Center LLC. The tenant was represented by Stefan Lopez of Maine Real Estate Experts. The landlord was represented by John Doyon and Michael Anderson of Malone Commercial Brokers.

Eurofins Environmental Testing leased 1,960 square feet of office space at 330 Forest Ave. in Portland from Oakhurst Properties LLC. Tom Moulton and Katie Breggia from the Dunham Group brokered the lease.

Biddeford Book Co. leased 1,940 square feet of retail space at 380 Elm St., No. 2, in Biddeford from Five Points Realty LLC. Bryan Plourde and Frank O’Connor from the Dunham Group brokered the lease.

Phoenix Partners Inc. leased 1,800 square feet of retail space at 380 Elm St., No. 8, in Biddeford from Five Points Realty LLC. Bryan Plourde and Frank O’Connor from the Dunham Group brokered the lease.

Demont & Associates Inc. renewed an 880 square feet office lease at 2 Monument Square in Portland from 800 Northern Corp. Tom Moulton and Katie Breggia from the Dunham Group and Cameron Foster from the Boulos Co. brokered the renewal.

David S. Turesky Esq. renewed a 767 square feet office lease at 2 Monument Square in Portland from 800 Northern Corp. Tom Moulton and Katie Breggia from the Dunham Group brokered the renewal.

Leases from March 13:

Property Management Services of Maine LLC leased 4,220 square feet of office space at 1 Granny Smith Court in Old Orchard Beach from 341 Ossipee LLC. Kirk Butterfield, Craig Church, and Zach Resnikoff of KW Commercial/Magnusson Balfour brokered the deal.

HTS Engineering leased 3,225 square feet of office space at 500 Washington Ave. in Portland from Back Bay Management. Sam LeGeyt and Jim Harnden from the Dunham Group and Brice O’Connor from the Boulos Co. brokered the lease.

Fineline Enterprise Inc. leased 3,000 square feet of warehouse space at 46 Leighton Road in Augusta from J&R Associates, LLC. The landlord was represented by Nick Lucas of the Boulos Co.

Pearce, Dow & Burns LLP renewed their 2,802-square-foot office lease at 2 Monument Square in Portland from 800 Northern Corp. Tom Moulton and Katie Breggia from the Dunham Group brokered the lease.

Kids Free To Grow leased 2,190 square feet of office space at 3 Webhannet Place in Kennebunk from Joy Real Estate of Kennebunk LLC. The transaction was arranged by Joseph Italiaander, Chris Gallagher and Nate Roop of the Boulos Co..

Maine Department of Administrative & Financial Services leased 1,867 square feet of office space at 130 Oak St. in Ellsworth from Salsbury Rentals LLC. The transaction was arranged by Chris Paszyc and Roy Donnelly of the Boulos Co.

REO Miyake LLC leased 1,800 square feet of restaurant space at 52 Hanover St. in Portland from 52 Hanover St. LLC. Joe Porta of Porta & Co. brokered the transaction.

The Hideout LLC leased 1,622 square feet of restaurant space at 111 Middle St. in Portland from Venture III Holdings LLC. The landlord was represented by John Finegan and Reese McFarlane of the Boulos Co.

Shapiro Bagel LLC leased 1,568 square feet of restaurant space at 491 Payne Road in Scarborough from Payne Pizza LLC. The transaction was arranged by Greg Boulos and Samantha Marinko of the Boulos Co.

Coco Miyake LLC leased 1500 square feet of restaurant space at 52 Hanover St. in Portland from 52 Hanover LLC. Joe Porta of Porta & Co. represented this transaction. 

Dirigo Property Management leased 1,464 square feet of office space at 5 Webhannet Place in Kennebunk from Joy Real Estate LLC. The landlord was represented by Joseph Italiaander, Chris Gallagher and Nate Roop of the Boulos Co.

Friendly Day Program LLC leased 1,200 square feet of retail space at 566 Main St. in South Portland from 562 ME St. LLC. Mike Anderson of Malone Commercial Brokers brokered the transaction.

Thriving Proof leased 1790 square feet of office space at 277 State St. in Bangor from Crosby House LLC. John Bonadio of Maine Commercial Realty brokered the transaction.

Prapela Inc. leased 1,188 square feet of office space at 2 Monument Square in Portland from 800 Northern Corp. The tenant was represented by Jonathan Rizzo and Nate Roop of the Boulos Co. The landlord was represented by Tom Moulton of the Dunham Group.

Daniel Pierce leased 1,045 square feet of office space at 89 Larrabee Road in Westbrook from Shoemaker LLC. The transaction was brokered by Brice O’Connor of the Boulos Co.

Fabulash and Brows LLC leased 650 square feet of retail space at 23 Bridgton Road in Westbrook from Joy Real Estate of Westbrook LLC. The landlord was represented by Joseph Italiaander, Chris Gallagher and Nate Roop of the Boulos Co.

Medical Mutual Insurance Company of Maine leased 16,624 square feet of office space at 100 Middle St. in Portland from Albany Road Portland LLC. The tenant was represented by Jim Harnden of the Dunham Group. The landlord was represented by Tony McDonald and Nate Stevens of the Boulos Co. 

The Granite Group leased 14,595 square feet of office space at 127 Pleasant St. in Brunswick from 127 Pleasant Street LLC. Joe Atwood and Sylas Hatch from the Dunham Group brokered the transaction.

Maine Department of Administrative & Financial Services leased 8,881 square feet of office space at 45 Commerce Drive in Augusta from 45 Commerce Drive Leasing LLC. The transaction was arranged by Chris Paszyc of the Boulos Co.

Into the Rift LLC leased 3,000 square feet of retail space at 311 Main St. in Biddeford from OOB 10 LLC. Caroline Smith of Smith and Co. Realty represented the tenant. Brandon Mitchell and Nick Malone of Malone Commercial Brokers represented the landlord.

Tindon Associates LLC leased 2,670 square feet of office space at 655 Post Road in Wells from Strada Postale LLC. Joe Malone and Luke Malone of Malone Commercial Brokers brokered the transaction.

Kingfisher Construction leased 2,024 square feet of industrial space at 80 Bell St. in Portland from Parkside Properties LLC. Bryan Plourde and Sylas Hatch from the Dunham Group brokered the transaction.

Jonathan Billings leased 2,000 square feet of commercial space at 270 State Road in West Bath from State Road LLC. Alex Pirleci of KW Commercial/Magnusson Balfour brokered the transaction.

Complete Home Health Care LLC leased 285 square feet of office space at 144 High St. in Farmington from Ingalls Leasing LLC. Alex Pirleci of KW Commercial/Magnusson Balfour brokered the transaction.
