Next phase for Rock Row will be a research and medical campus

Waterstone Properties Group broke ground Wednesday on a $150 million medical campus at Rock Row in Westbrook, marking the next phase for the mixed-use development.

New England Cancer Specialists, the largest medical oncology group and leading provider of cancer care in the region, will anchor the new medical campus, which will also include Rayus Radiology and integrated health services, with the goal of delivering a holistic approach to patients. 

“At this contemporary center, state-of-the-art care, clinical research, and a comprehensive approach to healthcare will merge together,” Dr. Chiara Battelli, president of New England Cancer Specialists, said in a news release. 

It will be part of the larger Rock Row complex, which includes a retail portion anchored by a Market Basket supermarket, with tenants like Recreational Equipment Inc., a Chik-fil-A restaurant, Starbucks and a Chase Bank branch.

The campus was designed to preserve the natural, wooded setting along Nason Brook and to add features such as outdoor infusion bays that will be a first for Maine, along with a healing garden and access to a new trail network. 

The campus aims to balance “accessibility, visibility and nature” and “to create a destination for healing,” said Levy. “

Westbrook Mayor Michael Foley said Rock Row is “a dynamic economic development generator” that “brings innovation, jobs and investments” in the community while preserving natural resources. 

Several patients have played a role in the planning process contributing to the design of the campus, from the lobby to the examination rooms.

“It’s critical that we listen and try to anticipate the needs of our guests and community,” said Gerard van Grinsven, Waterstone’s COO, who previously worked in the health care industry as president and CEO of Henry Ford Hospital and Cancer Treatment Centers of America. 

He said the future of healthcare “requires sophisticated services to be offered outside of hospitals and closer to communities.”

Waterstone is a privately owned and self-funded real estate development company with a diverse portfolio of properties in the U.S.. It specializes in the creation of mixed-use developments, experiential retail environments, and medical facilities supporting the complete continuum of care. Its goal is to create “large-scale, immersive and guest-focused destinations that serve the local communities and attract guests from across the country region,” according to a news release.

Its portfolio of more than 300 national and local tenants range from international category leaders to local family-owned businesses.

New England Cancer Specialists is an independent medical oncology and hematology practice comprised of 13 physicians who have partnerships across the state and around the region and a 30-year relationship with Dana-Farber Cancer Institute in Boston.
