The opening of Patriot Insurance’s new headquarters on U.S Route 1 is the latest in a series of recent business development in Yarmouth that includes Tyler Technologies’ $28 million expansion.
Patriot Insurance Co. unveiled its new 34,500 square-foot headquarters at 701 U.S. Route 1 in a ribbon-cutting ceremony on Monday. The $13 million project is constructed on the site of the former Down-East Village, a long-time motel.
Landry/French Construction of Scarborough was the general contractor on the project.
Patriot is moving its staff of 70 to the new site from space it leased from Tyler Technologies for the past decade. The new site is expected to provide room for the company’s staff to grow to 100 employees over the next five to 10 years.
“Yarmouth has very good transportation access with both the interstate and U.S. Route 1 so our employees can get to work easily,” said Patriot Insurance CEO Lincoln Merrill. “The infrastructure of the community is very good with utilities, fire and police protection, and a positive attitude in the town office.”
Patriot will occupy 25,000 square feet of the new building, with offices, training areas, and an employee gym with locker rooms and showers. The remaining 9,500 square feet is split into three units of Class A commercial office space, which it plans to lease out.
The facility includes an 1,800-square foot conference room, catering kitchen and restrooms with a separate entrance, which will be available for community use. To accommodate cyclists and pedestrians, walkways are being added near the new facility. A new sidewalk has been built along Route 1, and a new crosswalk will be built across Route 1, connecting to Forest Falls Drive.
“We’re very pleased that Patriot picked Yarmouth as a place to set down roots and make a significant investment in our community,” said Peter L. Haynes, chairman of Yarmouth’s Economic Development Advisory Board. “Business expansions like Patriot’s bring jobs to the community while diversifying the town’s tax base, thereby reducing the tax burden on residents.”
Haynes also noted that smaller businesses benefit from the increased demand for goods and services that flows from larger numbers of employees working in Yarmouth.”
Patriot’s new headquarters is just one of a string of recent business expansions in Yarmouth. In August, Five County Credit Union opened a 3,480-square-foot facility at 219 Route 1, on the site of the former Brookside Motel.
Last month, Cumberland County Federal Credit Union broke ground on a 3,300-square foot building near Hannaford on the site of a former Parsonage for the Yarmouth Church of the Nazarene. The $1.9 million project is expected to be complete next year.
Early next year, Tyler Technologies plans to complete a $28 million expansion of its building on Route 1 near Exit 15 of Interstate 295.
These projects complement other recent expansions throughout town, including Handy’s Market, Owl & Elm, Coastal Maine Interiors, Woodhull Public House and Pratt Abbott Cleaners.
Some of the recent activity was aided by former economic development director Denise Clavette, who left in July to become assistant city manager in Auburn.
