Port Property unveils townhouse plans for Levee development in Biddeford

A townhouse project at Biddeford's Levee development is moving beyond the drawing board.

For Port Property, which has partnered with Marsden Real Estate/Bean Group, Landing at the Levee will be its first residential community where units will be offered for sale rather than as rentals.

Construction on Landing on the Levee will start this summer, with occupancy planned for fall 2024.

The site will include ground-up construction with 32 units. At 26 Upper Falls Road, there will be 11 townhome properties of four-stories, with private garages and roof decks. At 20 Upper Falls Road, there will be 21 condo "flats," one-level units with one or two bedrooms. 

Port Property will double as developer and contractor on the Landing build.

The Landing will be adjacent to Port Property's Lofts at the Levee, which has 96 apartments in what was a redeveloped 19th century industrial building, the Saco-Lowell Mill. 

Landing on the Levee and the Lofts are two of four buildings that will be on the site, which is just off U.S. Route 1. The third building will house more apartments. The fourth building will be devoted to commercial use.

In Maine, Port Property might be best known for its work in the Bayside neighborhood, where it has redeveloped land that was formerly city maintenance garages. It redeveloped 82 Hanover St., a mixed-use project, and is finishing up a 171-apartment building, the Armature, and has plans for another 800 units in coming years. 

Biddeford on the rise

The Levee development is walking distance from the planned Pearl Point Park and RiverWalk, along the Saco River.

Port Property has partnered with David Marsden of Marsden Real Estate/Bean Group to sell homes at the Landing on the Levee. Marsden specializes in residential, condominium and multi-family properties and has been in the real estate industry since 2003.

Marsden told Mainebiz he bullish on Biddeford. He cited Tim Harrington's hotel project, the Lincoln, and plans from Fathom Cos. hotel developer Jim Brady. 

"For 20 years I've been Portland-centric, but I'm excited about this neighborhood in Biddeford," Marsden said. "With the Lincoln Hotel opening last year, the new parking garage and Jim Brady's commitment to different projects, in the next 10 years I see Biddeford just going up. The city has been very proactive with developers, as well as with the River Walk and Pearl Point Park."
