Redevelopment eyed for key property on Portland’s eastern waterfront
At its Aug. 14 meeting, the Portland Planning Board considered proposals for 100 Fore St., on the city’s eastern waterfront.
The Forecaster reported the board reviewed a requested zoning change that could lead to redevelopment of 100 Fore St. Developer Jonathan Cohen is seeking a zoning change in order to redevelop 100 Fore St. into a five-story complex with a 600-space parking garage topped by office space. Cohen is the developer of the WEX headquarters at the corner of Thames and Hancock streets. 100 Fore St. is occupied by Hamilton Marine.
In June, iBec Creative, a web design and development agency, moved from 100 Fore St. to Unit No. 7 at 177 High St. in Portland, a location that Becky McKinnell, iBec's founder and president, told Mainebiz provides greater visibility, more-flexible space and dedicated parking.
A June post in munjoyhillnews.net said Xpress Copy also decided to move from 100 Fore St., having signed a lease to move to the city’s West End.
According to a project summary posted on the city of Portland’s website, “The parcel located at 100 Fore Street is a piece of the urban landscape that has the opportunity to provide Portland with multiple uses encouraged by Portland’s Comprehensive Plan and the Eastern Waterfront Master Plan. The proposed development has the potential to help relieve the need for parking through a design that would stack and conceal the parking rather than adding to the unwelcome standard surface level parking in the area. It would also add mixed-uses that would be activated throughout the year.”
The zoning application includes a request for a height change to allow a five-story building.
“The height amendment is requested in order to support a mixed-use site containing structure parking wrapped by office and retail uses,” according to a planning board report prepared by Portland Senior Planner Christine Grimando.
