A solo attorney was looking for a permanent location for his South Portland practice and liked the centrality of a mixed-use building in the city’s neighborhood of Meeting House Hill.
Sheep Street Properties LLC bought a mixed-use building at 372 Cottage Road from 813 LLC for $635,000.
The transaction was brokered on behalf of the buyer by Greg Perry of Broad Cove Collective.
Sheep Street Properties LLC is owned by Natasha Toth and Daniel Keenan.
Keenan owns Keenan Law LLC.
“It was previously a bakery and coffee shop, before that Flynn Real Estate and, before that, a law firm — if my childhood memories are correct,” said Perry. “Great little building in an awesome zone.”
Perry added, “I believe it is close to the highest per square foot sold price in the area.”
Keenan Law will occupy the first floor. The second floor will be a newly renovated apartment.
Keenan is a resident of South Portland and has had his practice in Knightville for over two years in leased space on Ocean Street. The new location is less than a mile away.
The two-story, 1,628-square-foot building had a new roof installed in 2013 and underwent further renovations in 2018 that included new drywall and insulation, ceilings, electrical, lighting and plumbing systems, flooring and reinforced headers, according to the listing.
The building dates back at least a century.
“The prior owner did a renovation of the building not too long ago,” said Keenan. “They found historic postcards, at least one map and newspaper clippings. I’ll work them into the decorating.”
Keenan grew up in New Hampshire and has been practicing law since 2016. A Maine Law graduate, he started out at a large firm in Portland, then moved to a small trial firm about two years later.
In May 2022, he went out on his own. His practice focuses on civil litigation and trial work. He’s also a pro bono attorney for the Immigrant Legal Advocacy Project in Portland, taking primarily asylum clients. He’s also developed an asylum law practice for retained work.
He set up his solo practice in Meeting House Hill because he loves the neighborhood.
“My wife and I live close to Meeting House Hill,” he said. “I never lived in South Portland until we bought our home, but we love the city. So when I decided to strike out on my own, it was ideal to have a practice in South Portland.”
He looked at properties for a stand-alone office for about a year, with the goal to stay in the same neighborhood as a central location that would provide an opportunity to expand personnel in the future.
He added, “It’s in a great neighborhood.”
The plan is to move the practice into the first floor and renovate the second floor as an apartment.
Move-in could be within a month or so.
“This property checked all the boxes for my practice and also for my wife and me in terms of investment,” he said.
