Orion Ropeworks renewed its lease of 30,000 square feet of industrial space at 650 River Ave. in South Gardiner from 650 River LLC. The deal was brokered by Sam Legeyt from the Dunham Group and Jon Rizzo from the Boulos Co. brokered the renewal.

The Maine Bureau of General Services leased 9,680 square feet of warehouse space at 50 Maple St. in Augusta from J&R Associates LLC. The space is located in a freestanding warehouse facility with outdoor storage. The transaction was arranged by Nick Lucas of the Boulos Co.
Scarlett Ribbons LLC has leased 9,800 square feet of restaurant space at 375 Fore St. in Portland. The deal was brokered by Steve Baumann and Jackson Baumann of Compass Commercial Brokers LLC.
ALM Ortho has leased 4,716 square feet of office space at 68 Mussey Road in Scarborough from 68 MR LLC. The deal was brokered by Steve Baumann of Compass Commercial Brokers.
Fred Astaire Dance Studios leased 4,500 square feet of retail and ballroom space at 156 State St. in Portland from the Portland Club. The landlord was represented by Mike Cobb of Colliers.
15X LLC has leased 3,750 square feet of restaurant space at 15 Exchange St. in Portland. The deal was brokered by Steve Baumann of Compass Commercial Brokers.
Maine Academy of Modern Music has leased 3,443 square feet of space at 144 Fore St. in Portland. The deal was brokered by Jennifer Davies and Steve Baumann of Compass Commercial Brokers.
Goodwill Industries of Northern New England leased 2,816 square feet of office space at 39 Mechanic St. in Westbrook from HHH1 LLC. The deal was brokered by Tom Moulton and Katie Allen Breggia of the Dunham Group.
Kelsee Jacobs leased retail space at 172 Elm St. in Biddeford from BSL Associates LLC. The deal was brokered by Andre Rossingol of Maine Realty Advisors.
Dentons Bingham Greenbaum LLP leased space on the 11th floor of 1 City Center in Portland from One City Center Associates LLC. The deal was brokered by Ben Spencer and Amanda Melnick of Maine Realty Advisors.
Estee Lauder leased 42 Main St. in Freeport from 42 Main LLC. The deal was brokered by Josh Soley of Maine Realty Advisors.
Bangkok 6661 LLC leased commercial property at 235 Lewiston Road in Topsham from Cantrell's Holdings LLC. The deal was brokered on behalf of the landlord and tenant by Kevin Fletcher of the Fletcher Group of Keller Williams Realty. [This deal was previously reported to Mainebiz as a sale.]

Hot Liquor Tank LLC leased 1,350 square feet of restaurant space at 43 Wharf St. in Portland from Terrapin Properties LLC. The landlord was represented by Nate Stevens of the Boulos Co. The tenant was repped by Derek Miller of the Boulos Co.

The large office and industrial space will be occupied by a single user. The tenant was represented by Greg Boulos and Samantha Marinko of the Boulos Company, as well as Rob Weber of CBRE. The landlord was represented by Justin Lamontagne of the Dunham Group.
Redfern Properties leased 4,133 square feet of office space at 120 Exchange St. in Portland from PO Square Building, LLC. The transaction was arranged by Drew Sigfridson of the Boulos Co.
Golden Group Home Services LLC leased 3,883 square feet of office space at 324 Cummings Road in South Portland from HHH1 LLC. Dunham Group's Tom Moulton and Katie Breggia brokered the lease.
Kleinfelder leased 3,002 square feet of office space at 150 Capitol Street in Augusta from MPDC II, Inc. The transaction was arranged by Nick Lucas of the Boulos Co.
The Kitchen LLC leased commercial property at 13 Airport Drive in Limington from Runaway Restaurant LLC. The landlord was represented by Kevin Fletcher and Tyler Stewart of the Fletcher Group of Keller Williams Realty. The tenant was repped by Kari Davis of EXP Realty.
