Commercial real estate leases in Maine for April 2023

Leases from April 6:

Dufour Tax Group LLC leased 12,108 square feet of office space at 400 Congress St. in Portland from PO Square Building LLC. The transaction was arranged by Drew Sigfridson of the Boulos Co. 

Dirigo Physical Therapy and Performance LLC PA leased 6,668 square feet of office space at 561 Congress St. in Portland from Pachios Brothers I LLC. The landlord was represented by Nate Stevens of the Boulos Co, the sublandlord by Justin Lamontagne of the Dunham Group and tenant by Steve Liautaud of Coldwell Banker Realty.

Brickyard Hollow leased 5,091 square feet of restaurant space at 149 Maine St. in Brunswick from Tontine Maine LLC. The tenant was represented by Chris Gallagher and Joe Italiaander of the Boulos Co. The landlord was represented by Tim Millett of Porta & Co.

Leases from April 13:

Jason LeShane leased 4,900 square feet of retail space at 754 Roosevelt Trail in Windham from Deering Investments Inc. Mike Anderson of Malone Commercial Brokers brokered the transaction.

Luke's Lobster leased 4,129 square feet of office space at 2 City Center in Portland from Two City Center LLC. The transaction was arranged on behalf of the landlord by Greg Boulos and Samantha Marinko of the Boulos Co., and on behalf of the tenant by Anthony Struzziero of Porta & Co.

Denton's Bingham Greenbaum LLP leased 4,410 square feet of office space at One City Center in Portland from One City Center Associates LLC. The transaction was arranged by Tony McDonald and John Finegan of the Boulos Co.

Liberty Mutual Insurance Co. leased 3,326 square feet of office space 180 Waterman Drive in South Portland from Mill Creek Realty LP. The transaction was arranged by Jessica Estes of the Boulos Co.

State Farm leased 1,349 square feet of office space at Bowdoin Mill in Topsham from Bowdoin Mill Associates. Joe Malone and Jennifer Small of Malone Commercial Brokers brokered the transaction.

Iron Legion Strength Co. leased 1,746 square feet of retail space at 450 Payne Road in Scarborough from Payne Road Acquisitions LLC. Mike Anderson of Malone Commercial Brokers represented the landlord; Pattie Gallant of Coldwell Banker represented the tenant.

In Her Presence leased 1,242 square feet of office space at 4 Milk St. in Portland from 4 Milk MHR LLC. Joe Malone of Malone Commercial Brokers represented the landlord; Zachary Resnikoff of Keller Williams Commercial represented the tenant.

Modestmaneast LLC dba Modestman Brewing Co. leased 3,000 square feet of retail space at 45 Huntress Ave. in South Portland from That is What She Said LLC. Mike Anderson of Malone Commercial Brokers represented the landlord; Adam Vercauteren of RE/MAX Realty One represented the tenant.

Leases from April 20:

Tree Free Heat LLC leased 3,880 square feet of industrial space at 1039 Riverside Street in Portland from 1039 Riverside, LLC. Chris Craig from the Dunham Group brokered the lease. 

The Family Center of Maine leased 3,872 square feet of office space at 707 US Route 1 in Scarborough from Dunstan Properties LLC. The landlord was represented by Mike Anderson and Karen Rich of Malone Commercial Brokers. The tenant was repped by Sasha Bogdanovics of the Boulos Co.

Freedom’s Edge Cider leased 3,288 square feet of retail and industrial space at 31 Diamond St. in Portland from 31 Diamond LLC. The deal was brokered by the Dunham Group’s Tom Moulton, Katie Allen Breggia and Justin Lamontagne.

Vermont Flannel leased 3,084 square feet of retail space at 47 Main St. in Freeport from Shell Co. LLC. The tenant was represented by Greg Boulos of the Boulos Co.; the landlord was represented by Josh Soley and Asher Chappell of Maine Realty Advisors.

Every Detail LLC leased 3,000 square feet of industrial space at 429 Warren Ave. in Portland from 424 Warren Ave. LLC. Joe Malone and Jennifer Small of Malone Commercial Brokers brokered the transaction.

Heal Massage & Therapy LLC leased 3,000 square feet of office space at 51 US Route 1 in Scarborough from Nonesuch River Plaza LLC. Chris Craig from the Dunham Group brokered the lease. 

Cousins Redemption Center leased 2,400 square feet of retail space at 109 Bath Road in Brunswick from RoadHouse LLC. The tenant was represented by Cameron Foster of the Boulos Co.; the landlord was represented by Don Spann of RE/MAX Riverside.

Community Health Options leased 1,942 square feet of office space at Pineland Center in New Gloucester from October Corp. The tenant was represented by Drew Sigfridson and Cameron Foster of the Boulos Co. the landlord was represented by Claire Richardson of the Boulos Co.

Kid’s First Center leased 1,407 square feet of office space at 51 US Route 1 in Scarborough from Nonesuch River Plaza LLC. Chris Craig from the Dunham Group brokered the lease.

JSI Store Fixtures leased 64,000 square feet of industrial space at 39 N Hildreth St. in Bangor from J.B. Brown & Sons. TC Haffenreffer and Sylas Hatch from the Dunham Group brokered the lease.

The Wicked Pickle leased 25,500 square feet of service space at 2401 Broadway in South Portland from Plummer Properties LLC. Andrew Ingalls of Malone Commercial Brokers brokered the transaction.

Thrive leased 9,886 square feet of office space at 42 US Route 1 in Cumberland from Belted Cow Realty LLC. The tenant was represented by Joe Malone of Malone Commercial Brokers. The landlord was represented by Jessica Estes of the Boulos Co.

The General Services Administration (GSA) leased 5,282 square feet of space at 707 Sable Oaks for the Department of Veterans Affairs as a Vet Center. Craig Young and Sasha Bogdanovics of the Boulos Co. represented the landlord in the transaction.

Liberty Mutual Insurance Co. leased 3,236 square feet of office space at 180 Waterman Drive in  South Portland from Mill Creek Realty LP. The tenant was represented by Mike Anderson of Malone Commercial Brokers and Maureen Young of Cresa. The landlord was represented by Jessica Estes of the Boulos Co.

Fitfighter Inc. leased 1,709 square feet of office and retail space at 40 Free St. in Portland from J.B. Brown & Sons. The landlord was represented by Derek Miller of the Boulos Co. The tenant was represented by Tom Landry of Benchmark Real Estate.

Warren A VE AF LLC leased 1,690 square feet of retail space at 206 New County Road in Thomaston from Thomaston Realty LLC. The transaction was arranged by Nate Stevens of the Boulos Co.

Maine Development Group leased 1,500 square feet of office space at 366 US Route 1 in Falmouth from L&H Realty Partners LLC. The transaction was arranged by Cameron Foster and Sasha Bogdanovics of the Boulos Co.
