A surveying and land use consulting business headquartered in Ellsworth has acquired a permanent location for its branch office in Northeast Harbor.
Herrick & Salsbury Inc. bought 2 Rock End Road for $450,000. Lynam Real Estate Agency represented the seller and LandVest Inc. represented the buyer.
Northeast Harbor is a village on Mount Desert Island.
The 2,956-square-foot mixed-use building is near Northeast Harbor's Main Street. Dating back about a century, it most recently had retail and office space on the first-floor and second-floor apartment, according to listing information.
Herrick & Salsbury has renovations underway. It expects to move into its new office in early 2024.
“We have been working on MDI since our company began, so we have great familiarity with the area and the people,” said the company’s president, Stephen Salsbury.
The firm was founded in 1962 in Blue Hill as A.B. Herrick & Son, with Malcolm P. Herrick and Richard C. Salsbury as the principal partners, according to the company website.
The corporation of Herrick & Salsbury Inc. was formed in 1968 and Richard C. Salsbury became the sole stockholder, president and chief of parties.
The company remained in Blue Hill until 1978, when the office was relocated to Ellsworth.
In the early 1980s, Stephen Salsbury began working for his father, Richard, during summers and school breaks. Stephen began working there full-time in 1987 and began to transition to ownership in the 1990s.
The Northeast Harbor branch office opened in rented space at 123 Main St., Suite C-1, in 2021.
“We suspected there was a huge need and now we know that for sure,” Salsbury said.
Today, the business serves clients throughout the state and locally in Hancock, Knox, Penobscot, Waldo, and Washington counties.
Staff includes three surveyors, two technicians and two office employees.
“One of the reasons we decided to buy and renovate this building [2 Rock End Road] was the opportunity to turn the top floor into a residential rental unit,” said Tara Hartson, the company’s vice president.
Renovation costs were not yet finalized.
“Leveling the structure is a massive first step,” said Salsbury. “It’s an old building on posts. There’s no foundation. So it’s settled and out of level.”
The renovation work is uncovering old structures that indicate additions that were made to the building over the years.
The building was home to an electrician’s shop for a number of years, but was vacant at the time of acquisition, he noted.
Construction will include new back walls and ceilings and a downstairs redesign with new walls and windows. The downstairs will house two commercial offices, one for Herrick & Salsbury and the other for a tenant. The second story will house a residential rental unit for an additional income stream.
