Let the sun shine: 2,464 solar panels installed on roof of Portland warehouse

Rooftop solar panels are nothing new, but it's not every day that 2,464 of them get installed in a single location.

That's how many were recently added to the roof of a 68,000-square-foot warehouse at 54 Milliken St. in Portland's Riverton neighborhood.

The warehouse is part of a portfolio owned by Boston-based Plymouth Industrial REIT Inc. (NYSE: PLYM).

About half of the building was leased in early 2023 to Huntington Ingalls Industries (NYSE: HII) — a global defense contractor and the nation’s largest military shipbuilder, headquartered in Newport News, Va. — as its first New England location. The company is also a major competitor with General Dynamics Bath Iron Works.

Emissions offset

Plymouth said in a news release that the installation is part of the company's ongoing efforts to advance environmental stewardship while creating value across its portfolio.

West Hartford, Conn., solar energy company Verogy, led by Will Herchel, installed the 1.1-megawatt array, which has enough capacity to power more than 111 average-sized homes for a year.

Year one of the installation is expected to offset the equivalent emissions produced by burning 95,965 gallons of gasoline.

“By dedicating roof space to renewable energy, we are not only helping reduce emissions but also generating additional revenue through lease payments,” said Jim Connolly, Plymouth’s executive vice president of asset management.  

Long-term investment

Plymouth bought the neighboring 56 Milliken St. — a 200,625-square-feet building on 25.75 acres — in 2014 for $10.5 million. The company said it was a long-term investment.

In 2022, Plymouth completed construction of the 68,088-square-foot class A warehouse at 54 Milliken St.

“Out-of-state investment in the Portland industrial market continues to grow, as lease rates trend closer to double digits and vacancy rates continue to live below 2%,” Plymouth says on its website.

Last year, four projects in Plymouth’s development program achieved Green Globes certification for “core and shell construction” for sustainability efforts during the design and delivery process. 

Administered by the Green Building Initiative, Green Globes is a green rating assessment and certification system.

The building at 54 Milliken St. received a Two Green Globes level of certification, meaning it met 55% to 69% of the assessment’s requirements, according to a separate release.

The Green Building Initiative is a nonprofit with its U.S. headquarters in Portland, Ore., dedicated to improving the built environment's impact on climate and society.
