Frigid temperatures and short days are no deterrent to prospective buyers still looking for single-family homes in Maine.

Sales of single-family homes rose by double-digits over the past year. Realtors reported 853 properties changed hands in January, an increase of 13.28% over January 2024’s 753 units sold, according to Maine Listings. 

The median sales price reached $385,000 in January 2025, an increase of 9.07% from January 2024’s $353,000.

“Strong January numbers show continued, solid buyer interest statewide,” said Jeff Harris, president of the Maine Association of Realtors and a broker affiliated with Harris Real Estate in Farmington. “As the statistics show, home buyers are not deterred by Maine’s winter weather."

The 853 sales in January made that month’s showing the seventh best in 26 years, he added.

For-sale inventory is 16% higher than a year ago, and buyer demand remains high, he said.

Nation, region

The National Association of Realtors reported a 2.2% rise in national sales in January, while the price for January increased 5% to $402,000. 

Across the Northeast, sales increased 4.2% and the regional price was $475,400, up 9.5% , comparing January 2025 to January 2024.
