New Hampshire clothing and gift boutique Bella Funk signed a four-year lease with East Brown Cow for 1,717 square feet of street-level retail space at 43 Exchange St. in Portland’s Old Port.

The lease, which will be Bella Funk’s second storefront, was brokered by Pete Harrington of Malone Commercial Brokers. A grand opening was held Memorial Day weekend.

Founded by New Hampshire natives and sisters Katie Stafford and Stefanie Moody, Bella Funk established its first boutique in Littleton, N.H., in 2006.

New Hampshire clothing and gift boutique Bella Funk signed a four-year lease at 43 Exchange St. in Portland’s Old Port.

It offers women's clothing, accessories, beauty and gifts, featuring small-batch, handmade works made locally and domestically.

“Portland’s Old Port is not only inviting, but vibrant and full of energy, and embodies the essence of our brand,” said Katie Stafford.

East Brown Cow has owned and managed 43 Exchange St. since acquiring the property in 2022.

Known as the Preble Block II, the building was constructed in 1867 by the Preble family and features unique architectural details, including a mansard roof with dormers and semicircular pediments, pseudo-three-centered arch windows, a brick façade and a granite, cast-iron and wood-paneled storefront.

“43 Exchange St. is a building rich with local history, and we are thrilled to introduce a local boutique that honors and showcases Maine artisans,” said East Brown Cow President and CEO Tim Soley.

The store would “add to Portland’s thriving retail scene,” he said.

East Brown Cow and its affiliates comprise a real estate management, investment and development firm based in the historic Old Port district of Portland. Since it was established over 30 years ago, East Brown Cow’s portfolio has grown to more than 20 assets in Greater Portland, including over a million square feet of mixed-use office, retail, garage and hospitality assets.
