Here’s a roundup of commercial sales in Maine first published in the Tuesday Real Estate Insider in the month of January 2025.

106 and 108 Cumberland Ave., Portland: Four-unit multifamily with adjacent lot  sold to Express Home Furnishings LLC by JDS Properties, LLC for $2.15 million. King Weinstein of KRE Real Estate (representing buyer) and Greg Perry of Broad Cove Collective (representing seller) brokered the transaction, which closed Dec. 27.

3 Main St., Milbridge: Former nursing home facility sold to Balsam Properties LLC by Narraguagus Bay Health Care Facility Inc. for $440,000. Charlie Hippler and Ben Spencer of CORE brokered the deal, which closed Dec. 11.

581 Benton Ave., Winslow: Former deli building sold to Rack Enterprises LLC by Big G’s Deli for $420,000. Don Plourde of Coldwell Banker Plourde Real Estate brokered the deal, which closed Dec. 20.

Unit 106, 11 Eastview Parkway, Saco: 1,978-square-foot industrial condo sold to Eastview Prop LLC by Eastview Parkway Flex LLC for $417,615. Sam LeGeyt and Bryan Plourde from the Dunham Group brokered the sale, which closed Dec.  23.

18 Ossipee Trail West, Standish: 1.3 acres of land sold to Wagon Masters Realty LLC by Hannaford Bros. Co. LLC for $245,000. Charlie Craig and Bryan Plourde from the Dunham Group brokered the sale, which closed Dec. 20.

20 Main St., Deer Isle: Pilgrim's Inn sold to Ark Deer Isle LLC by Pilgrim's Down East LLC for undisclosed price. Dana Moos of Swan Agency Real Estate (representing seller) and Diane Pace of Swan Agency Real Estate (representing buyer) brokered the deal, which closed Dec. 31.

85 Shore Road, Ogunquit: The Sparhawk Oceanfront Resort sold to Lafayette Ogunquit, LLC by Moores Sparhawk Corp. The listed price was $31 million. Roger Daigle and Benjamin Kramer of Daigle Commercial Group (representing seller) facilitated the sale, which closed Jan. 7.

11 Compass Lane, Topsham: 16,400-square-foot self-storage facility sold to 11 Compass Lane LLC by Topsham Self Storage LLC for $1.645 million. Ben Spencer of CORE brokered the deal, which closed Jan. 7.

90 US Route 1 Bypass, Kittery: Holiday Inn Express development site sold to XSS Hotels LLC by 90 US Route 1 LLC for $1.55 million. Roger Daigle of Daigle Commercial Group (representing seller) brokered the sale, which closed Jan. 6.

96 Federal St., Portland: 6-unit multi-family sold to Portland Land Development LLC by M&D Federal for $1.55 million. TC Haffenreffer and Sylas Hatch from the Dunham Group brokered the sale, which closed Jan. 7.

0 Main St., Oxford: 10.65-acre lot sold to Hancock Lumber by All Purpose Storage Oxford, LLC for $550,000. Brandon Mitchell of Malone Commercial Brokers (representing seller) and Vince Ciampi and Mackenzie Simpson of Porta & Co. (representing buyer) brokered the transaction, which closed Dec. 30. 

96 State St., Bangor: 0.53 acre development lot sold to Sky Villa LLC by R.H. Foster Energy LLC for $550,000. Paul Cook of Realty of Maine and John Bonadio of Maine Commercial Realty brokered the deal, which closed Dec. 18.

(representing buyer) and Tom Moulon and Katie Breggia of the Dunham Group (representing seller) brokered the deal, which closed Dec. 6.

1227 Congress St., Portland: 4,000-square-foot retail building sold to Phoever Maine LLC by Anania’s Inc. for $1.025 million. Noah Stebbins and John Finegan of the Boulos Co. (representing buyer) and Marcy Kallis of Maine Real Estate Experts (representing seller) brokered the deal, which closed Nov. 21.

557 US Route 1, Newcastle: 18,542-sqsuare-foot self storage facility sold to Newcastle Storage LLC by Estate of Mildred Welch for $1 million. Ben Spencer of CORE brokered the deal, which closed Jan. 15.

605 Meadow Road, Casco: 0.96-acre parcel of land sold to Casco Gas LLC by Meadowcountry LLC for $750,000. Noah Stebbins of the Boulos Co. brokered the deal, which closed Nov. 22.

293 Main St., Farmington: 1,251-square-foot retail building sold to A & B LLC by the  The R. Gifford Family Limited Partnership for $450,000. Chris Gallagher and Joseph Italiaander of the Boulos Co. (representing buyer) and Noah Stebbins of the Boulos Co. brokered the deal.

24 West Cole Road, Unit 104, Biddeford: 3,252-square-foot medical office condo sold to Southern Maine Oral & Maxillofacial Surgery PA by Next Gen Holding for $425,000. John Doyon of Malone Commercial Brokers (representing seller) and Steve Baumann of Compass Commercial Brokers (representing buyer) brokered the transaction, which closed Jan. 17.

11 Eastview Parkway, Unit 104, Saco: 1,611-square-foot industrial condo sold to Norman & Kelly Roy by Eastview Parkway Flex LLC for $340,130. Sam LeGeyt and Jim Harnden from the Dunham Group and Ron Demers from Stanley Agency brokered the sale, which closed Jan. 11.

127 Ocean Ave., Kennebunkport: The Breakwater Inn sold to 127 Ocean Ave LLC by Breakwater-Kennebunkport LLC for undisclosed price. Roger Daigle of Daigle Commercial Group brokered the sale as a transaction broker, which closed Jan. 6.
