Maine's commercial real estate leases for the month of September 2024

Every Thursday in the Real Estate Insider Mainebiz compiles a list of recent commercial leases. 

The information is provided by the brokers.

Here are the September leases by week.

Leases from Sept. 5

Veritas Prime leased 6,718 square feet of office space at 2 Delorme Drive in Yarmouth from Global Village LLC. The deal was brokered by Justin Lamontagne from the Dunham Group and Sasha Phillips from the Boulos Co.

Oak Farm LLC leased 5,403 square feet of industrial space at 8 ABJ Drive in Gardiner from R&S 860 LLC. Ben Spencer of Core firms brokered the deal.

Shop Athletics LLC leased 4,400 square feet at 170 Riverside Drive in Portland from Well Boy’s LLC. Ben Spencer of Core firms brokered the deal. 

CIEE renewed its lease of 3,287 square feet of office space at 600 Southborough Drive in South Portland from 400 Southborough LLC. The renewal was brokered by Jim Harnden and Sam LeGeyt from the Dunham Group.
 
Stat Courier Service Inc. leased 2,000 square feet of industrial space at 51 Dynamic Drive in Scarborough from Dynamic Sun LLC and Dynamic Moon LLC. The tenant was represented by Kimberly Veilleux of Porta & Co. The landlord was represented by Jon Rizzo of Porta & Co.

The U.S. Army Corp of Engineers renewed its lease of 1,055 square feet of office space at 2 Monument Square in Portland from 800 Northern Corp.The lease renewal was brokered by Katie Breggia and Tom Moulton from the Dunham Group.

African Supermark leased 2,400 SF of industrial space at 42 Lewiston Road in Gray from Neil Maietta. The lease was brokered by Justin Lamontagne from the Dunham Group and Cameron Foster from the Boulos Co.

CapHop leased 950 SF of office space at 396 Fore St. in Portland from Beer Guys LLC. Katie Breggia and Tom Moulton from the Dunham Group brokered the lease.

Leases from Sept. 12

Service Experts Heating & Air Conditioning LLC leased 25,280 square feet of industrial space at 30 Center St. in Scarborough from Ventinove Holdings LLC. The tenant was represented by Vince Ciampi of Porta & Co. The landlord was represented by Jon Rizzo the Boulos Co.

K&M Tire Inc. leased 18,320 square feet of industrial space at 22 Gendron Drive in Lewiston from D. Gendron Construction Inc. The  tenant was represented by Ryan Boozer and Lena Pierce of Stream Realty. The landlord was represented by Chris Paszyc, Nick Lucas and Chris Romano of the Boulos Co.

Dimillo’s Old Port Yacht Sales Inc. leased 8,700 square feet of industrial space at 33 Bishop St. in Portland from Benjamin Construction. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group.

The Family Center of Maine leased 6,480 square feet of office space at 28 Christopher Toppi Drive in South Portland from J.R. Seely Co. LLC. The tenant was represented by Sasha Phillips of the Boulos Co. The landlord was represented by Greg Boulos and Samantha Marinko of the Boulos Co.

Radius Pipe Solutions LLC renewed its lease of 6,090 square feet of industrial space at 176 Riverside Industrial Parkway in Portland from 176 Industrial Parkways LLC. The deal was brokered by Justin Lamontagne and Greg Hastings from the Dunham Group.

Prestige Tint & Detail LLC renewed its lease of 2,400 square feet of office space at 43B Morrill St. in Portland from Morrill Street Associates. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group. 

Bagaduce Oyster Bar Portland LLC leased 2,600 square feet of restaurant space at 420 Fore St. in Portland from 416 Fore Street Holdings LLC. The tenant was represented by Charles Day of Porta & Co. The landlord was represented by Mac Simpson of Porta & Co. 

Saco Bay Orthopedics & Sports Physical Therapy Inc. renewed its lease of 2,278 square feet of office space at 869 Main St. in Westbrook from T&T Development LLC. The deal was brokered by Tom Moulton and Katie Breggia from the Dunham Group and Scott Siegfeldt from Jackson Cross Partners.

Dimillo Construction leased 268 square feet of office space at Pineland Center in New Gloucester from October Corp. The transaction was arranged by Reese McFarlane of the Boulos Co.

Leases from Sept. 19

IDEXX Distribution Inc. leased 5,500 square feet of industrial space at 50 Dynamic Drive in Scarborough from MRW Development LLC. The transaction was arranged by Jon Rizzo of the Boulos Co.

UBE Physical Therapy and Performance LLC leased 5,400 square feet of retail and gym space at 1205-1231 Broadway in Bangor from Trott Commercial Properties LLC. The deal was brokered by Noah Stebbins and Roy Donnelly of the Boulos Co.

WM Restoration LLC leased 5,262 square feet of industrial space at 36 Anthony Ave. in Augusta from J&R Associates LLC. The transaction was arranged by Nick Lucas of the Boulos Co.

Insurcomm leased 4,500 square feet of industrial space at 6 Center Park Road in Topsham from the Grant Group LLC. The tenant was represented by Kyle Charest of Meservier & Associates. The landlord was represented by Noah Stebbins and Chris Romano of the Boulos Co.

Southern Maine Athlete Academy LLC leased 3,104 square feet of office space at 160 Presumpscot St. in Portland from SJ Bruni LLC. Mark Malone of Malone Commercial Brokers brokered the transaction.

Mandala Son LLC leased 1,919 square feet of office space at 160 Presumpscot St. in Portland from SJ Bruni LLC. The tenant was represented by John Doyon of Malone Commercial Brokers. The landlord was represented by Mark Malone of Malone Commercial Brokers.

Forest Florist Inc. leased 1,680 square feet in a commercial building at 723 Narragansett Trail in Buxton from 723 Bayview LLC. Zach Resnikoff of KW Commercial/Magnusson Balfour brokered the deal.

Montshire Pediatric Dentistry leased 2,250 square feet of office space at 193 Middle St. in Portland from Savvy Realty. Frank O’Connor from the Dunham Group brokered the lease.

Leases from Sept. 26

Power Engineers Inc. leased 8,234 square feet of office space at 101 Second St. in Hallowell from EMT Ventures LLC. The tenant was represented by Jennifer Small of Malone Commercial Brokers and Doug Deurwaarder of Cushman & Wakefield. The landlord was represented by Dennis Wheelock of Magnusson Balfour Commercial Brokers.

R.I.S.E. Integrated Mental Health PLLC leased 6,925 square feet of professional office space at 4 Market Place Drive in York from Stroudwater Capital LLC. The deal was brokered by Kirk Butterfield of KW Commercial/Magnusson Balfour and Caitlin Burke of the Boulos Co.

Morgan Stanley Smith Barney LLC renewed its lease of 5,003 square feet of office space at 23 Water St. in Bangor from Haymarket Associates. Jennifer Small of Malone Commercial Brokers and JLL brokered the transaction.

Uncommon Paws leased 3,492 square feet of retail space at 21 Exchange St. in Portland from Ocean Associates LLC. Cheri Bonawitz and Karen Rich of Malone Commercial Brokers brokered the transaction.

CML Franchise LLC leased 2,212 square feet of office space at 311 Darling Ave. in South Portland from the RAM Cos. The tenant was represented by Kirk Butterfield of Keller Williams Commercial. The landlord was represented by Claire Richardson of the Boulos Co.

Midcoast Development LLC leased 2,000 square feet of retail space at 442 Fore St. in Portland from Fore Street Partners LLC. The transaction was arranged by Nate Stevens of the Boulos Co.

Victory Property Services leased 1,029 square feet of office space at 201 Main St. in Westbrook from Pride Properties Inc. John Doyon of Malone Commercial Brokers brokered the transaction.

Yoga Etc. leased 800 square feet of retail space at 374 U.S. Route 1 in Yarmouth from 22 Bishop LLC. The tenant was represented by Peter Harrington and Michelle Peacock of Malone Commercial Brokers. The landlord was represented by Amy Arata of Bean Group.
